Position Purpose

The Sr. Manager, Real Estate Financial Valuation is a strategic, results-oriented leader responsible for the financial evaluation, valuation governance, and investment decision support for the company's retail grocery real estate portfolio. Reporting to the VP, Real Estate Operations, Finance and Analytics, this role plays a pivotal part in shaping real estate investment decisions, influencing executive leadership, and aligning financial insights with enterprise-wide growth, capital allocation, and portfolio optimization objectives.

The role serves as a trusted partner to Real Estate, Finance, Capital Planning, Operations, Market Research, Accounting, Legal, and executive leadership. The Sr. Manager translates complex real estate economics, operating performance, market dynamics, and risk into clear recommendations, while establishing consistent modeling standards, controls, and post-investment learning across the enterprise.

Leadership Mandate
  • Build and lead a rigorous, enterprise-wide valuation capability that improves the quality, consistency, speed, and transparency of real estate investment decisions.
  • Establish a common financial framework for evaluating competing uses of capital across growth, maintenance, portfolio optimization, and value-creation initiatives.
  • Strengthen the connection between underwriting assumptions, actual operating performance, and future investment decisions through disciplined post-audits and feedback loops.
  • Modernize valuation processes through standardized data, scalable models, automation, advanced analytics, and responsible use of AI-enabled tools.
  • Develop talent and create a high-performance culture grounded in analytical rigor, constructive challenge, business partnership, and clear accountability.


Main responsibilities:

Investment Valuation and Decision Support
  • Lead end-to-end financial valuation for real estate and store investments, including new stores, relocations, remodels, expansions, acquisitions, lease renewals, option exercises, restructurings, dispositions, sale-leasebacks, surplus property strategies and other store initiative investments.
  • Oversee development and review of discounted cash flow, net present value, internal rate of return, payback, residual value, lease-versus-own, and other decision models appropriate to each investment type.
  • Develop scenario, sensitivity, break-even, and risk analyses that clearly identify the assumptions and business drivers most likely to change an investment outcome.
  • Integrate store-level P&L performance, sales and margin expectations, capital requirements, occupancy costs, lease economics, market conditions, cannibalization, competitive impacts, and portfolio considerations into recommendations.
  • Provide an independent financial point of view, challenge unsupported assumptions, and clearly articulate risks, tradeoffs, alternatives, and value-creation opportunities to decision makers.
  • Ensure recommendations are concise, decision-oriented, and tailored to the needs of Real Estate leadership, capital committees, and executive stakeholders.

Valuation Standards, Governance, and Controls
  • Own and continuously improve enterprise standards for real estate valuation methodologies, economic assumptions, model architecture, documentation, review thresholds, and approval controls.
  • Establish consistent definitions and treatment for cash flows, capital costs, terminal value, discount rates, inflation, taxes, lease obligations, maintenance capital, transfer effects, and other material valuation inputs.
  • Maintain model governance, version control, assumption libraries, review checklists, and audit-ready support so analyses are reproducible, transparent, and consistently applied.
  • Partner with Accounting, Finance, and Legal to align valuation work with applicable company policies, financial reporting requirements, lease accounting considerations, and transaction structures.
  • Identify and remediate control gaps, data-quality issues, inconsistent practices, or process risks that could affect investment recommendations or portfolio reporting.

Portfolio Strategy and Performance Management
  • Lead financial reviews of the store and real estate portfolio to identify underperforming assets, expiring commitments, value-at-risk, redevelopment potential, and opportunities to reposition, renegotiate, relocate, consolidate, or divest.
  • Partner with Real Estate Analytics, Market Research, Operations, and Finance to combine valuation results with market, customer, competitive, operational, and portfolio insights.
  • Develop portfolio-level views that compare investments on a consistent basis and support prioritization within capital and resource constraints.
  • Establish post-investment measurement and post-audit routines that compare actual performance with approved underwriting, identify root causes of variance, and improve future assumptions and decisions.
  • Monitor key performance indicators and emerging risks across approved investments and communicate material changes in expected value or payback to leadership.


Executive Communication and Committee Support
  • Prepare executive-ready valuation summaries, investment memoranda, committee materials, dashboards, and presentations that make the decision, recommendation, economics, risks, and alternatives immediately clear.
  • Present analyses and recommendations to senior leaders and cross-functional governance bodies, responding credibly to questions and facilitating fact-based discussion.
  • Partner with business owners to ensure proposals are complete, assumptions are supported, alternatives are evaluated, and required deliverables are accurate and timely.
  • Translate technical financial concepts into practical business language for both financial and non-financial audiences.

Process Transformation, Data, and Technology
  • Standardize and automate recurring models, workflows, reporting, and quality checks to improve efficiency, consistency, scalability, and cycle time.
  • Partner with Data Engineering, Data Science, Technology, and analytics teams to strengthen the data foundations used in underwriting, portfolio analysis, forecasting, and post-audits.
  • Develop decision-ready reporting and dashboards using Excel, Power BI, SQL, and related analytical tools.
  • Lead responsible adoption of AI tools and agents to accelerate research, model development, documentation, quality assurance, scenario generation, and insight delivery while maintaining appropriate human review and confidentiality.
  • Document methodologies, assumptions, data lineage, controls, and operating procedures to support transparency, knowledge transfer, and business continuity.


Team Leadership and Talent Development
  • Lead, coach, and develop analysts and senior analysts, providing clear priorities, timely feedback, technical guidance, and opportunities for professional growth.
  • Allocate work based on business priority, complexity, capacity, and development needs while maintaining high standards for accuracy and responsiveness.
  • Create a culture of analytical curiosity, constructive challenge, continuous improvement, collaboration, ethics, and accountability.
  • Build succession depth and strengthen team capabilities in financial modeling, real estate economics, executive communication, technology, and business partnership.


Education and Experience
  • Bachelor's degree in finance, Accounting, Real Estate, Economics, Business, or a related quantitative field. MBA, CFA, ASA, MAI, or other relevant advanced credential is preferred.
  • 8 or more years of progressive experience in real estate valuation, investment analysis, corporate finance, capital planning, transaction advisory, or a related field.
  • 3 or more years of experience leading people, major workstreams, or cross-functional analytical programs.
  • Demonstrated experience developing and reviewing complex financial models and translating results into investment recommendations.
  • Experience supporting retail, grocery, multi-site, or large portfolio real estate decisions is strongly preferred.
  • Experience presenting to senior leadership, investment committees, or other executive decision-making forums is preferred.


Required Skills and Capabilities
  • Advanced financial modeling and valuation expertise, including DCF, NPV, IRR, payback, scenario analysis, sensitivity analysis, and lease-versus-own evaluation.
  • Strong understanding of retail real estate economics, store-level financial performance, lease structures, capital investment, portfolio strategy, and transaction processes.
  • Ability to evaluate complex and incomplete information, identify the key value drivers, challenge assumptions constructively, and form a clear, supportable recommendation.
  • Advanced Excel proficiency and experience building controlled, scalable financial models. Working proficiency in Power BI and SQL is strongly preferred.
  • Demonstrated ability to use AI tools, automation, and advanced analytics to improve financial modeling, accelerate valuation workflows, strengthen documentation and quality review, and produce decision-ready insights for real estate investment and portfolio decisions.
  • Working knowledge of Python, R, workflow automation, or comparable analytical tools, including the ability to use AI tools to develop, test, troubleshoot, and document analytical solutions.
  • Executive-ready written and verbal communication skills, with the ability to simplify complex analyses without losing financial rigor.
  • Strong leadership, coaching, project management, prioritization, and cross-functional influence skills.
  • High attention to detail and a disciplined approach to data validation, model review, documentation, and quality control.
  • Ability to manage multiple high-priority decisions and deadlines with limited supervision in a fast-paced environment.
  • High standards for ethics, confidentiality, objective analysis, and compliance with company policies and controls.
  • Travel Requirements: Limited travel may be required based on business needs
