As a Senior Maintenance Manager, you will oversee the maintenance operations for one or more communities, ensuring the physical condition of the property meets AvalonBay s standards while delivering outstanding customer service and operational excellence.
You Will:- Partner with office teams to optimize operations, maximize revenue, and enhance resident satisfaction.
- Manage and prioritize service requests, delegate tasks, and monitor trends to ensure timely resolutions.
- Oversee the maintenance and preventive maintenance programs, including HVAC, plumbing, electrical, carpentry, and appliances.
- Assist in developing and monitoring the maintenance operating budget, ensuring expenses align with financial goals.
- Lead all personnel responsibilities: recruit, train, schedule, evaluate, and develop on-site maintenance staff.
- Ensure smooth apartment turnover processes and assess damage charges for departing residents.
- Act as the safety liaison, leading training, safety inspections, and promoting a culture of safety.
- Monitor vendor work and ensure compliance with AvalonBay policies, safety standards, and all federal, state, and local laws.
- Regularly inspect grounds, buildings, and apartments to ensure they remain fully functional and welcoming.
You Have: Certifications:
- Valid driver s license and automobile insurance (where applicable).
- EPA Type I/II or Universal Certification (required).
- Certified Pool Operator (CPO) certification (as required).
Experience:
- 3-5 years of apartment maintenance or related experience.
- 3-5 years of supervisory experience preferred.
Skills:
- Strong leadership and organizational abilities to manage teams and operations.
- Expertise in property systems, repairs, and maintenance best practices.
- Proven ability to promote safety, manage budgets, and deliver exceptional customer service.
