We're looking for a Senior Director, Real Estate & Portfolio Strategy to lead the strategy, execution, and financial management of our global co-location, manufacturing office and data center lease portfolio.
Reporting directly to the VP, DIG Operations, this role will be a critical partner in aligning our real estate strategy with business growth, headcount planning, employee experience, and long-term financial objectives across both corporate office, co-location, manufacturing and data center real estate. You'll work closely with our exclusive global brokerage partner, Legal, Finance, People, Data Center Operations, and business leaders to deliver thoughtful, data-driven real estate solutions that support Crusoe's continued expansion.

What You'll Be Working On•
Portfolio Strategy and Asset Management: by partnering with Finance, People, Workplace, and Data Center Operations leadership to translate hiring forecasts, capacity plans, and space/power utilization into real estate recommendations. Evaluate expansion, consolidation, renewal, and exit opportunities across global office and data center markets.

Lease Portfolio Management: own the master lease abstract database across all locations, tracking key dates, terms, options, renewal windows, and obligations to ensure nothing falls through the cracks.

Lease Review & Abstracting: lead comprehensive lease review and abstracting for new and existing leases, including manufacturing office, data center, and cloud colocation agreements - abstracting key business, financial, and legal terms into standardized formats for portfolio-wide tracking and reporting.

Transaction Execution: manage end-to-end real estate transactions - including new office and manufacturing leases, renewals, subleases, expansions, contractions, and terminations - in close partnership with our brokers and legal counsel.

Cloud Colocation & Data Center Lease Management: lead ongoing lease management for cloud colocation and data center leases, including power/capacity commitments, service level agreements, interconnection terms, expansion rights, and hyperscaler lease administration.

Critical Date Management: own the tracking and management of all critical lease dates across the portfolio - including notice periods, renewal and termination options, rent escalations, expansion/contraction windows, and compliance deadlines - ensuring proactive action ahead of key milestones.

Financial Analysis & Reporting: build and maintain cash flow models, occupancy cost analyses, rent schedules, lease comparisons, escalations, and CAM reconciliations to support executive decision-making across office, manufacturing and data center portfolios.

Executive Reporting: prepare business cases, portfolio updates, and executive presentations that translate complex lease and financial data into clear, actionable recommendations for executive leadership.

Stakeholder Coordination: serve as the primary point of contact between Workplace, Finance, Legal, Procurement, Data Center Operations, and site leadership on all lease-related matters, including purchase order and approval workflows in Coupa.

Broker & Transaction Management: serve as the relationship manager for Crusoe's global brokerage partner, leading lease negotiations, coordinating transaction strategy, and driving favorable business and financial outcomes across the portfolio.

Compliance, Risk & Audit Management: track insurance requirements, certificates of occupancy, permits, and critical lease obligations across office and data center locations; manage lease and portfolio audits, proactively identifying and mitigating portfolio risks.
•
Site Selection: partner with brokers and internal stakeholders on new market evaluations, including market analysis, site tours, financial comparisons, and lease execution for both office and manufacturing sites.
•
Portfolio Systems & Process Improvement: lead the evaluation and implementation of a global lease administration platform while continuously improving portfolio reporting, documentation, and governance - including audit readiness - to support Crusoe's continued growth.
What You'll Bring to the Team• Bachelor's degree in Real Estate, Business, Finance, or a related field.
• 15+ years of experience in corporate real estate, portfolio strategy, lease administration, or commercial real estate transaction management, including experience with data center or cloud colocation leasing.
• Demonstrated experience managing multiple concurrent lease transactions across multiple geographies and asset types, including office and data center/colocation.
• Strong financial acumen, including developing business cases, cash flow projections, occupancy cost analyses, lease economics, and executive recommendations.
• Hands-on experience with lease review, abstracting, and management, including tracking of critical dates, options, and obligations across a large, complex portfolio.
• Experience negotiating commercial lease terms in partnership with brokers and legal counsel, including colocation and data center-specific terms (power, SLAs, interconnection, expansion rights).
• Experience leading or supporting lease and portfolio audits, with a strong understanding of compliance and risk management practices.
• Excellent stakeholder management skills, with experience influencing cross-functional partners and executive leadership without direct authority.
• Experience implementing or administering lease management software is highly desirable.
• Proficiency in Excel or Google Sheets with strong financial modeling and analytical skills.
• Excellent written and verbal communication skills, with the ability to synthesize complex real estate and financial information for executive audiences.
• Comfortable operating in a fast-paced, high-growth environment with evolving business priorities.

• Experience working directly with a global brokerage firm (e.g., JLL, CBRE, Cushman & Wakefield).

Compensation RangeCompensation will be paid in the range of up to $235,000 -$285,000 + Bonus. Restricted Stock Units are included in all offers. Compensation to be determined by the applicants knowledge, education, and abilities, as well as internal equity and alignment with market data.
