About This Role

Crusoe is seeking a Senior Director, Acquisitions to lead the investment strategy and platform-level expansion for our global AI data center portfolio. This is an executive-level "deal-side" leadership role responsible for the deployment of massive capital into complex land, power, and infrastructure assets.

In this role, you will be the primary engine for Crusoe's physical growth. You will bridge the gap between institutional real estate investment and the mission-critical world of high-performance compute. You are expected to be a master negotiator and a strategic visionary who can identify non-obvious opportunities, structure complex joint ventures, and navigate the unique nuances of energy-integrated infrastructure.

Location: This role is required to be in-office 5 days per week in our Dallas, TX office.

What You'll Be Working On
  • Strategic Portfolio Origination: Architect and execute a multi-region acquisition strategy, sourcing off-market land and power-heavy infrastructure sites that meet the unique requirements of hyper-scale AI workloads.
  • High-Stakes Transaction Leadership: Lead the end-to-end execution of complex transactions, including the negotiation of sophisticated PSAs, long-term ground leases, and complex Joint Venture (JV) agreements.
  • Capital Markets & Financing Strategy: Serve as the primary liaison to institutional investors, lenders, and capital partners; you will play a key role in structuring project financing and optimizing our cost of capital.
  • Investment Committee Stewardship: Own the underwriting process and present investment memos to executive leadership and the Board, defending assumptions and articulating risk-adjusted returns.
  • Holistic Due Diligence: Overhaul and manage a rigorous diligence process that integrates real estate risk with power availability, regulatory hurdles, and tax incentive structures.
  • Market Intelligence & Diplomacy: Build and maintain high-level relationships with brokers, landowners, utility executives, and institutional peers to ensure Crusoe is the "partner of choice" in the digital infrastructure space.
  • Team Scaling: Mentor and grow a high-performing investment team, establishing the processes and standards for a world-class acquisitions department.


What You'll Bring to the Team
  • Experience: 15+ years of institutional real estate acquisitions, private equity, or infrastructure investment experience. A proven track record of closing $500M+ in individual transactions is expected.
  • Advanced Structuring Expertise: Mastery of complex JV waterfalls, carried interest structures, and creative financing mechanisms for large-scale development.
  • Strategic Vision: The ability to look past traditional real estate metrics to understand how energy costs and compute density drive value in the AI era.
  • Negotiation Prowess: A reputation as a sophisticated, firm, and creative negotiator who can close deals in highly competitive, supply-constrained markets.
  • Executive Presence: Exceptional communication skills with the ability to distill complex financial and technical data into clear strategic recommendations for the C-suite.
  • Location: Based in or willing to relocate to the San Francisco Bay Area.

Compensation Range

Compensation will be paid in the range of up to to $250,000 - $305,000 + Bonus. Restricted Stock Units are included in all offers. Compensation to be determined by the applicants knowledge, education, and abilities, as well as internal equity and alignment with market data.
