Full Job Description
The Senior Associate will manage and execute the asset management strategies for an institutional-quality neighborhood retail and mixed-use assets portfolio in the Western US. The Senior Associate will lead all aspects of investment-level business planning and will collaborate with various internal and third-party teams to drive execution. The Senior Associate will drive leasing strategy, deal management and lease negotiations for retail and office leases. The Senior Associate will also partner with Investments on acquisition due diligence and onboarding, lead property management and tenant relations, redevelopment project executions, secured debt strategy and placements, and disposition execution for the region. Duties include:
• Drive value-creation opportunities through repositioning, redevelopment, and re-merchandising, grounded by strategic analysis such as internal rates of return and yield on cost, etc
• Oversee management of third-party business plan execution teams including leasing, property management, legal, due diligence, valuation, and lender partners
• Dictate goals for internal and external leasing partners on leasing strategy and retail merchandising strategy for asset business plans
• Manage up and down company org chart cross-functionally to achieve annual goals
• Partner with the Investments Team on underwriting potential acquisitions, post-contract investment due diligence and onboarding, and dispositions
• Monitor execution with strict discipline to meet or exceed quarterly valuation targets, with complete mastery of variance drivers
• Partner with the internal Investment Accounting team to ensure the integrity of investment financial reporting and analysis for investor relations
Requirements
• 5 - 7+ years of direct experience
• Deep understanding of retail real estate business planning, execution and valuation implications
• Extensive experience in real estate capital markets and asset disposition strategies
• Proven team leader with experience managing multiple cross functional teams
• Strong negotiation, critical thinking, and problem-solving skills
• Demonstrated track record of interpersonal relationship development
• Extensive Argus Enterprise Experience and Advanced Excel modeling experience
• Excellence in financial analysis and ability to synthesize ideas to Senior Management
• Strong work ethic, self-motivated, and capable of effective independent judgment
