Purpose:

This role contributes to the overall success of the Real Estate Secured Lending (RESL) business in Canada by supporting mortgage-related fraud, AML, and reputational risk reviews across branch, broker, and Home Financing Advisor (HFA) channels. The Senior Analyst conducts file reviews, enhanced due diligence assessments, income verification and accountant statement follow-up, and analytics-driven sampling to identify misrepresentation, emerging patterns, key risk indicators, and potential control gaps. The role applies data, tools, and analytics expertise to support the investigative process, consolidate investigative findings, identify common findings, and recurring risk themes. The role supports timely risk identification, consistent investigative practices, and informed escalation recommendations in alignment with governing regulations, internal policies, procedures, and the Bank's risk appetite.

  • Acts as a key resource for mortgage fraud risk, investigative assessments, and reputational risk matters, applying sound judgement to reviews involving mortgage brokers, Home Financing Advisors, underwriters, branch originators, and clients.
  • Supports file reviews and targeted due diligence assessments where elevated fraud, AML, policy, documentation, or reputational risk concerns are identified, including income misrepresentation, down payment integrity, occupancy concerns, and application quality issues.
  • Provides AML, KYC, and Enhanced Due Diligence support for mortgage-focused reviews, including unusual transaction reporting considerations, quality assurance observations, and trend analysis to identify emerging or systemic fraud concerns.
  • Reviews mortgage applications, supporting documentation, and available data points for indicators of application quality issues, and other mortgage fraud typologies and prepares clear investigative summaries, supportable conclusions, and recommended next steps for review and escalation as appropriate.
  • Contributes to analytics-driven mortgage sampling by reviewing data outputs and identifying trends, patterns, outliers, and key risk indicators across branch, broker, and HFA channels.
  • Identifies, analyzes, and communicates risk themes arising from file reviews, quality assurance observations, and analytics-led sampling to support consistent investigative standards, control enhancements, and coordinated responses with RESL, Corporate Security, AML, and other partners.
  • Understand how the Bank's risk appetite and risk culture should be considered in day-to-day activities and decisions.
  • Actively pursues effective and efficient operations of their respective areas in accordance with Scotiabank's Values, its Code of Conduct and the Global Sales Principles, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational, compliance, AML/ATF/sanctions and conduct risk.

  • Acts as a point of contact for front-line, business, and customer-related matters where potential misconduct, fraud, AML concerns, or reputational risk is identified, applying measured judgment and escalating sensitive or high-impact issues to senior leadership as required.
  • Supports internal and external stakeholder engagements by contributing clear, defensible information on investigative findings, risk observations, file review outcomes, and remediation considerations involving RESL mortgage activity.
  • Supports building credibility amongst partners by shaping fraud and AML risk expectations, strengthening inter-departmental collaboration, and helping to anchor RESL's reputation as a well-governed and ethically led mortgage business.
  • Contributes to enhancing RESL's fraud and AML risk culture.


Do you have the skills that will enable you to succeed in this role? - We'd love to work with you if you have:
  • Post-secondary education
  • Working knowledge of mortgage origination, underwriting standards, documentation requirements and common indicators of fraud or misrepresentation
  • Comfort working with Microsoft Excel, PowerPoint, dashboards, case management tools, Copilot/AI tools and/or mortgage systems to support sampling, trend identification, and investigative review.
  • Demonstrated ability to review data outputs, identify patterns, outliers, and key risk indicators, and translate observations into clear summaries
  • Experience reviewing, mortgage files, fraud applications, quality assurance samples, enhanced due diligence cases, or risk-based documentation is an asset
  • Working knowledge of RESL systems, processes, and controls, including MIMS or related mortgage adjudication and documentation platforms.
  • Strong written communication skills, with the ability to document findings clearly, support conclusions with evidence and escalate matters appropriately
