About the Role

The Regional Maintenance Manager plays a critical leadership role in ensuring Fairfield communities operate at the highest standard. This role oversees maintenance operations across a regional portfolio, leads and develops maintenance teams, drives capital projects, and ensures safety, compliance, and operational excellence.

This role involves regular on-site visits to properties across the Greater Seattle area, so candidates should live within the region. To support travel, a monthly auto allowance is provided.

What You'll Do

Lead and Develop Maintenance Teams
• Support hiring, training, and retention of top-performing maintenance personnel
• Mentor and coach Maintenance Supervisors and service teams
• Promote consistent standards, professionalism, and accountability

Oversee Maintenance Operations
• Monitor and improve maintenance performance across multiple communities
• Implement and oversee preventive maintenance programs
• Analyze work order trends, inventory, and cost controls

Manage Capital Projects and Vendors
• Develop scopes of work and conduct bid walks for capital improvements
• Oversee contractors, approve payments, and ensure quality completion
• Coordinate redevelopment and construction turnover activities

Ensure Safety, Compliance, and Inspections
• Conduct regular property inspections and ensure corrective follow-up
• Ensure compliance with EPA, OSHA, and Fairfield safety policies
• Address environmental, risk, and liability concerns proactively

What We're Looking For

Education & Certifications
• High school diploma or equivalent required. Bachelor's degree preferred or technical degree preferred. CAMT designation is a plus.
• HVAC-EPA (Type II) or EPA Universal certification strongly preferred. Associates hired without an EPA certification will be required to obtain within 90 days of hire.
• CPO Certification (Pool) strongly preferred. Associates hired without an EPA certification will be required to obtain within 90 days of hire.
• Valid driver's license is required.

Experience
• Five or more years' progressive maintenance management responsibility. Prior multi-site management preferred.
• Multifamily apartment experience required.
• Experience with Yardi or other property management accounting software.
• Strong working knowledge with Microsoft Excel, Word, and Outlook.
• Strong working knowledge with smart phones, tablets, and apps process.

Skills & Competencies
• Ability to read, write, understand, and communicate in English.
• Professional verbal and written communication skills.
• Superior customer service skills including the ability to manage difficult customers and/or situations.
• Strong attention to detail, organizational, time-management and problem-solving skills.
• Strong knowledge of OSHA standards, safety, facilities maintenance, capital improvements and maintenance related purchasing.
• Strong knowledge of plumbing, electrical, mechanical, HVAC, carpentry, fire protection, structural, roofing, concrete, paving, painting, landscaping, and appliance repair work.
• Working knowledge of local, state, and federal laws and regulations, permit processes, and codes.
• Working knowledge of abatement and encapsulation process for hazardous materials.
• Ability to develop, comprehend and manage capital budgets.
• Strong leadership and management skills; ability to direct a team and supervise vendors.

Estimated Rate of Pay:
$100,000.00 - $125,000.00
This position is exempt; the range above reflects annual salary.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any).
