Job Description:

We currently have an exciting opportunity for a Real Estate Advisor to join our Network and Portfolio Management Team. This individual will be responsible for the ongoing management, optimization, and performance of bp's existing real estate portfolio across specific brands and major markets.

The role focuses on executing market and asset plans, including trade area analysis, site performance evaluation, lease negotiations, and oversight of contractual and due diligence activities. The individual will coordinate property-related matters and support lifecycle decisions such as renewals and site repositioning to maximize portfolio value.

Additionally, the role may selectively support acquisition and divestment opportunities that enhance or strengthen the existing network, while ensuring alignment with broader portfolio strategy and performance objectives.

Key Accountabilities:
  • Execute real estate strategies aligned to long-term business objectives, focusing on portfolio optimization, asset performance, and lifecycle management.
  • Negotiate and manage lease and contract terms with landlords, partnering closely with legal and the Portfolio Manager to ensure effective agreement execution and administration.
  • Lead portfolio initiatives including renewals, relocations, repositioning, and selective new site opportunities from evaluation through execution.
  • Conduct market and trade area analysis to assess performance, identify optimization opportunities, and support portfolio decisions.
  • Manage broker relationships to support portfolio priorities, including site evaluation and market intelligence.
  • Deliver executive-level presentations to support portfolio decisions, capital allocation, and targeted investments.
  • Lead market tours and maintain strong alignment with internal stakeholders across real estate, operations, finance, and legal.
  • Represent bp in industry forums and stay current on market trends and competitive dynamics.
  • Comply with bp's Code of Conduct and model bp's Values & Behaviors.


Experience and Qualifications:
  • Demonstrated understanding of single-tenant real estate, including site evaluation and ongoing asset management across a portfolio of locations.
  • Ability to assess and optimize fuel and convenience site performance, considering factors such as access, trade area dynamics, demographic trends, and competitive positioning.
  • Willingness and ability to travel up to 50% as required.
  • Proven experience in contract negotiation, administration, and lease management.
  • Strong critical thinking skills with a proactive, solutions-oriented approach to portfolio performance and asset optimization.
  • Effective written and verbal communication skills.
  • Strong interpersonal, influencing, and cross-functional partnership capabilities.
  • Bachelor's degree in Business, Real Estate, or a related field.

The team consists of real estate professionals who interact daily with Sales/Operations, Legal, Finance, Business Investment, Design, Construction, Vendors of real estate services.
