Job Location: The Whit Apartments (307 N Pennsylvania St. Indianapolis, IN 46204)Role Summary:As a Community Manager, you will play a crucial role in overseeing the day-to-day operations of our properties. Your responsibilities will encompass a wide range of tasks, from resident relations to financial management. You'll collaborate with a dedicated team to create a welcoming and well-maintained living environment.
Responsibilities:Resident Relations:- Maintain a positive customer service attitude, ensuring resident satisfaction.
- Address resident complaints promptly and professionally.
- Conduct regular communication with residents to build strong relationships.
Property Inspections and Maintenance:- Physically inspect the property regularly to assess its condition and safety.
- Coordinate maintenance and repairs as needed.
- Ensure compliance with safety regulations and property standards.
Leasing and Marketing:- Welcome prospective residents and showcase the property.
- Handle incoming phone calls from potential residents.
- Complete necessary paperwork for lease agreements.
Financial Management:- Assist in formulating budgets for each calendar year.
- Monitor expenses and stay within established budget guidelines.
- Track rental income, handle rent collection, and manage financial records.
Personnel Management:- Conduct safety training for new employees.
- Foster a collaborative and efficient team environment.
Compliance and Legal Matters:- Conduct all business in accordance with company policies, Fair Housing regulations, and other applicable laws.
- Stay informed about changes in regulations and adjust practices accordingly.
Qualifications:- Must-Have: Experience with Yardi software.
- Minimum three years of on-site property management experience.
- Successful track record of accomplishments in property management.
- Excellent verbal and written communication skills in English.
Computer Skills:Proficiency in Word, Excel, Outlook, and Yardi Voyager (or similar programs).
Compensation:- Competitive pay plus benefits.
- Quarterly bonus: Easily achievable $1,000 based on meeting simple Key Performance Indicators (KPIs).
- Monthly renewal bonus: $125 shared among all employees at the property.
- Annual salary range: $75,000.00 - $90,000.00
