Job Title: Community Manager

Job Location: The Whit Apartments (307 N Pennsylvania St. Indianapolis, IN 46204)


Role Summary:

As a Community Manager, you will play a crucial role in overseeing the day-to-day operations of our properties. Your responsibilities will encompass a wide range of tasks, from resident relations to financial management. You'll collaborate with a dedicated team to create a welcoming and well-maintained living environment.

Responsibilities:

Resident Relations:

  • Maintain a positive customer service attitude, ensuring resident satisfaction.
  • Address resident complaints promptly and professionally.
  • Conduct regular communication with residents to build strong relationships.


Property Inspections and Maintenance:

  • Physically inspect the property regularly to assess its condition and safety.
  • Coordinate maintenance and repairs as needed.
  • Ensure compliance with safety regulations and property standards.


Leasing and Marketing:

  • Welcome prospective residents and showcase the property.
  • Handle incoming phone calls from potential residents.
  • Complete necessary paperwork for lease agreements.


Financial Management:

  • Assist in formulating budgets for each calendar year.
  • Monitor expenses and stay within established budget guidelines.
  • Track rental income, handle rent collection, and manage financial records.


Personnel Management:

  • Conduct safety training for new employees.
  • Foster a collaborative and efficient team environment.


Compliance and Legal Matters:

  • Conduct all business in accordance with company policies, Fair Housing regulations, and other applicable laws.
  • Stay informed about changes in regulations and adjust practices accordingly.


Qualifications:

  • Must-Have: Experience with Yardi software.
    • Minimum three years of on-site property management experience.
    • Successful track record of accomplishments in property management.
    • Excellent verbal and written communication skills in English.


Computer Skills:

Proficiency in Word, Excel, Outlook, and Yardi Voyager (or similar programs).

Compensation:

  • Competitive pay plus benefits.
  • Quarterly bonus: Easily achievable $1,000 based on meeting simple Key Performance Indicators (KPIs).
  • Monthly renewal bonus: $125 shared among all employees at the property.
  • Annual salary range: $75,000.00 - $90,000.00
