What will you do?- Portfolio management including low to intermediate complex value, risk and or profile work, and difficult or escalated items including defaults and terminations
- Within the portfolio, manages complex real property situations, which may include commercial and institutional properties for civic departments and related tenants; inspects property for alignment to lease and property services; assembles relevant information to estimate ongoing facility management
- Lease interpretation and execution, including developing legal documents and understanding legal terminology
- Delivers and coordinates daily property activity including maintenance requests, tenant/stakeholder communication, site inspection (i.e tenant move out, fire inspection), insurance appraisals, notice to comply, building assessment reports, custodial, security and tenant inquiries
- Manages and is accountable to building requirements in relation to the lease/license within the portfolio
- Ensures excellent tenant relations by providing first class management services through knowledge practice and personal contact
- Identifies the need for building projects due to ongoing building operations, evaluations, life cycle requirements, in both owned and leased property, including tenant improvements
- Perform other related duties as assigned
Qualifications:- Successful completion of the twelfth (12th) school grade
- A professional designation in Certified Property Manager (CPM) or Real Property Administrator (RPA)
- A minimum of three (3) years of progressively responsible experience in administration of property management and leasing
- Substantial experience in dealing with people in very stressful and/or difficult situations as well as knowledge and experience in practical application of the Residential Tenancies Act (RTA) and other related legislation
Assets: - Specific training or experience in commercial leasing
- Formal training or coursework covering financial and property analysis, legal forms, and building operations
Skills required for success:- Thorough knowledge of current and relevant provincial acts and municipal by-laws and regulations pertaining to lease, property and project management.
- Considerable knowledge of provincial and municipal legal requirements regarding lease and building management.
- Ability to successfully meet and negotiate with property owners or their representatives and deal with tenants, business and legal representatives, contractors and the public.
- Considerable knowledge of modern lease and building maintenance techniques and procedures.
- Ability to establish and maintain effective working relations as necessitated by work assignments.
- Ability to understand and execute oral and written instructions and to interpret plans, legal
- descriptions and legal documents.
- Ability to perform complex lease management and to negotiate with owners and tenants related to property and lease management.
- Ability to effectively express ideas orally and in writing.
- Working knowledge of SAP, Tririga, TACS, Google, Posse. Knowledge of industry, municipal government, corporate structure and interdepartmental relationships.
- Good judgement, interpersonal and coordination skills in dealing with internal and external customers, contractors, consultants, real estate agents, boards, authorities, and other community organizations.
- Ability to multitask and prioritize work and activities, ability to implement, prepare and advise on reports to Executive Leadership and Council.

Conditions of Employment:- Possession of a valid Alberta Class 5 Driver's License (or provincial equivalent)
- Ability to travel to various city properties and facilities for site inspections

Work Environment:- This position may be eligible for a hybrid work arrangement with the flexibility to work from both home and the worksite as per the Letter of Understanding between the City of Edmonton and Civic Service Union 52.
- The weekly hours of work for this position are currently under review and may change at a future time. Any changes will be made in accordance with the City of Edmonton/Civic Service Union 52 collective agreement, and the incumbent will be notified in advance.
Up to 1 temporary full-time position for up to 18 months in accordance with Article 18.02 of the Collective AgreementHours of Work: 33.75 hours per week
Salary Range: $43.573 - $54.439 (Hourly); $76,764.730 - $95,907.910 (Annually)
