Full Job Description
What The Role Entails

The Property Manager (PM) will have a solid background in commercial property management and transactional accounting. The ideal candidate for this role will either have extensive experience as a property manager or some experience in real estate management combined with data center experience. In addition, the candidate shall have a thorough understanding of financial terms and principles and the ability to analyze and conduct financial and business decisions. This position will report to the Vice President, Property Operations and work closely with the Operations Team and the Property Accountants in ensuring that the highest level of client service, reliability and availability are maintained.

What You Will Get to Do
  • Oversee and be responsible for the planning, budgeting and control of operating and capital expenditures and the preparation of monthly accrual and variance reports.
  • Supervise the accounts receivable and accounts payable process.
  • Oversee the compliance of all client lease agreements to ensure all obligations of the Landlord and Client are being met.
  • Respond to client requests and needs and coordinate with the appropriate teams to resolve any issues.
  • Ensure all notices for upcoming work are sent and closed out in a timely manner.
  • Maintain strong relationship with clients.
  • Oversee the selection and performance of vendor service, including the preparation of request for proposals and service agreements; monitor vendor performance to ensure compliance and standards established in the service agreement are being met; supervise scheduling and facilitating maintenance with vendors and customers.
  • Perform property inspections on a regular basis; make recommendation to maintain/enhance the asset.
  • Maintain a strong relationship with the Operations and Accounting teams to ensure that all corporate objectives are met.
  • Supervise and manage team members to ensure exceptional performance is being achieved.
  • Develop, coach and counsel team members.
  • Actively solicit feedback to ensure all responsibilities, activities and deliverables meet expectations.
  • Assist with Tax Exempt filings (e.g. Sales and Use, Fuel, etc.)
  • Oversee and ensure that all Certificates of Insurance (COI) and Non-Disclosure Agreements (NDA) are current and in place.


Requirements

What You Bring to The Role
  • A minimum of five (5) years of commercial property management experience.
  • Proficiency with Microsoft Office 365 (e.g. Excel, Word, Outlook).
  • Familiarity with Accounting software applications and a strong understanding of financial terms and principles.
  • Very strong organizational skills and attention to detail.
  • Outstanding written and verbal communication skills and command of the English language.
  • Ability to maintain excellent client and vendor relationships
  • Ability and willingness to respond to emails and phone calls after hours in the event of an emergency
  • Basic knowledge and understanding of common terms and components related to electrical, HVAC and security infrastructure
  • A proven record of providing exceptional internal and external customer service
  • Ability to function effectively in a fast-paced environment, with a regular need to work outside of normal business hours due to urgent business needs

Our Ideal Candidate Will Also Possess
  • Bachelor's degree in Business, Real Estate, or Finance preferred
  • Data Center property management experience highly preferred
