Position Title: Property Manager
Take ownership of a diverse commercial and retail portfolio where you have the autonomy to solve problems, build strong tenant relationships, and keep properties operating at a high standard. We are seeking an experienced Commercial Property Manager to oversee day-to-day operations across a portfolio of retail, office, and mixed commercial properties throughout New Jersey and the New York City area. This hands-on role will manage tenant relationships, property inspections, vendors, maintenance, building systems, capital projects, budgets, and emergency response while working closely with ownership and internal teams.
The ideal candidate is a seasoned commercial property management professional who understands retail properties, knows how buildings operate, and can confidently manage vendors, tenants, and competing priorities with minimal oversight.
Salary Range: $105,000 - $155,000 / Year, DOE
Responsibilities - Manage the day-to-day operations of assigned commercial and retail properties, ensuring each location is maintained professionally, safely, and efficiently
- Serve as the primary point of contact for tenants, developing strong relationships and resolving service requests, operational concerns, and property issues promptly and professionally
- Conduct regular property inspections to identify maintenance, safety, building system, and appearance issues and ensure appropriate follow-through
- Coordinate and oversee vendors, contractors, maintenance personnel, repairs, inspections, and capital improvement projects
- Monitor building systems, common areas, grounds and overall property conditions while proactively addressing issues before they escalate
- Review vendor invoices and property-related expenses, monitor operating budgets, and assist with tenant billings and property accounting functions
- Coordinate tenant move-ins, move-outs, property access and other ongoing operational needs while maintaining accurate property records and documentation
- Partner with ownership and internal teams regarding property operations, tenant matters, construction projects and ongoing portfolio priorities
- Ensure properties remain compliant with applicable regulations, lease requirements and company standards
- Respond to urgent and after-hours property matters when necessary, including weather-related events, alarms and other building emergencies
Requirements - 10+ years of commercial property management experience with significant exposure to retail properties
- Bachelor's degree required
- Strong hands-on knowledge of commercial building operations, maintenance and building systems
- Extensive experience managing vendors, contractors, construction-related work, and service providers
- Strong understanding of property budgets, operating expenses, invoice approvals and tenant billing processes
- Proven ability to manage tenant relationships with tact, professionalism and a strong customer-service mindset
- Excellent organizational and time-management skills with the ability to independently manage multiple properties, projects and competing priorities
- Strong communication, judgment, and problem-solving skills with a proactive approach to property operations
- Proficiency with Microsoft 365, including Word and Excel
- Yardi experience strongly preferred
- Experience reading construction plans or drawings is highly desirable
- Must be based in New Jersey and able to travel regularly between assigned properties
- Ability to respond to occasional after-hours and emergency property needs
