JOB SUMMARYThe Project Manager is generally responsible for multiple multi-discipline capital projects and is primarily responsible for the financial, schedule, quality, and safety objectives of the projects under their supervision. Primary responsibilities include contract administration, scheduling, planning, cost control, and coordination with jobsite supervision to ensure that projects are constructed safely in accordance with design, budget, and schedule. This position may be field and office-based, and reports to the Project Director or Vice President.
ESSENTIAL FUNCTIONS - Demonstrates ability to manage multiple projects and navigate complex activities that span various business units and geographic regions and has aligned results with organizational goals.
- Develops complete project management plans (inclusive of all sub-parts such as change management plan, risk management plan, communications plan, health and safety plan, quality control plan, etc.)
- Ensures:
- All projects are performed safely while meeting the budget, schedule, quality standards, and design specifications.
- Project controls, budgets, and cost codes are set up, maintained, and audited for the project; maintains project quantities, cost reporting, material clearance & requisitions, schedule, and quality and safety compliance.
- Project billing is completed in a timely manner & follows up on collections issues with client(s).
- Project schedules are created and maintained by monitoring and reviewing critical path dates and milestone schedules.
- Project management team understands scope of work, delivery timeline, purchase orders, and subcontractor responsibilities.
- Job close-out functions are completed in a timely manner
- Responsible for:
- Timely and accurately written submittals, schedules and budgets.
- Project reviews and problem resolution with owners, subcontractors and suppliers.
- Managing labor, equipment, subcontractors, and material suppliers alongside project superintendents.
- Implementing recommendations to improve budgets and schedules based on monitoring & evaluation
- Directing pre-job planning, including pre-job turnover, leading project reviews and resolutions, and providing financial project updates to the executive leadership team.
- Managing the activities of subs, suppliers, and purchase orders while properly mitigating risk.
- Leading contract change order activities with clients and internal legal/contracts/project controls/estimating departments.
- Authorizes subcontractor and supplier payment approvals.
- Maintains a positive professional working relationship with executive leadership, clients, subcontractors, and vendors.
- Ensures compliance with all safety procedures and policies (including the client's) while promoting the Company's safety culture.
- Performs other duties as requested, directed, or assigned.
EDUCATION AND EXPERIENCE REQUIREMENTS - A bachelor's degree in Construction Management, or a related field, but will also consider candidates with equivalent relevant work experience.
- 4-5 years of experience in a project management leadership role
- Project Management Professional (PMP) certification is a plus but not mandatory
- Excellent project team and client-facing communication skills
SKILLS / KEY COMPETENCIES - Ability to develop new business with existing clients and/or new clients and can assist with project capture plans and tactical strategy for generating winning proposals
- Demonstrate strong leadership and conflict resolution skills
- Must be able to effectively negotiate project scope and fee
- Working knowledge of applicable construction codes, policies, regulations, standards, and best practices.
- Ability to read, analyze, and interpret reports and contract documents such as scopes of work and project schedules
- Strong communicator with excellent verbal and written communication skills
- Advanced negotiation, analytical, and problem-solving skills
- Ability to work effectively in a fast-paced, deadline-driven environment
- Strong attention to detail and accuracy of work
- Proactive and self-motivated with a desire to learn
- Exercise discretion and independent judgment when handling day-to-day information
- Proficient in Microsoft Office (Word, Excel, Outlook, and Teams), Power BI, Project Management Systems, and SharePoint
- Must be able to work non-routine hours, as necessary to meet project deadlines
- Must have a valid, unexpired driver's license and clear background screening
- Ability and willingness to travel as required for out-of-town travel assignments
PHYSICAL REQUIREMENTS - Will work in an office and job site setting (indoors/outdoors).
- Moving about to accomplish tasks or moving from one worksite to another.
- Ability to operate a computer and other office productivity.
- Constantly perform repeating motions that may include feet, leg, wrists, hands and/or fingers.
- Frequently communicate with other members of the team. Must be able to exchange accurate information in a clear manner.
