Full Job Description
Role Overview:

The Project Manager - Multifamily Facilties is responsible for overseeing the planning, budgeting, and execution of property-level capital improvements across a portfolio of multifamily assets. This includes managing renovation projects, infrastructure upgrades, Fire & Life Safety (F&LS) systems, and elevator modernization or compliance. The role requires close coordination with internal teams, property management, vendors, and regulatory authorities to ensure work is completed on time, within budget, and aligned with asset performance goals.
  • Plan and manage capital expenditure (CapEx) projects such as interior unit renovations, roof replacements, site work, mechanical system upgrades, and common area improvements.
  • Oversee Fire & Life Safety (F&LS) compliance initiatives including fire alarm systems, sprinkler systems, emergency lighting, exit signage, and annual testing/certifications.
  • Manage elevator modernization, maintenance contracts, inspections, and compliance with local and national elevator safety codes.
  • Conduct property walks and condition assessments to identify and prioritize CapEx and safety needs.
  • Prepare scopes of work, obtain bids, manage vendor selection, and execute contracts in
  • accordance with company policy.
  • Develop and maintain project budgets and schedules; ensure timely reporting of progress, cost tracking, and risk mitigation.
  • Coordinate permitting, inspections, and communication with local authorities having jurisdiction (AHJs).
  • Work closely with on-site property teams to minimize disruption during work and ensure alignment with resident and operational needs.
  • Maintain accurate documentation for all projects, including plans, permits, change orders,
  • compliance records, and closeout packages.
  • Provide CapEx assessments and recommendations for acquisitions, due diligence, and asset repositioning plans.


Qualifications
  • Bachelor's degree in Project Management; preferred experience in Facilities Management, Engineering, Real Estate, or a related field.
  • 5+ years of experience managing CapEx projects within multifamily or commercial real estate.
  • Demonstrated expertise in capital planning, project execution, and portfolio-wide facilities improvement initiatives.
  • Strong working knowledge of Fire & Life Safety systems, elevator compliance standards, and regulatory requirements.
  • Familiarity with building systems, codes, ADA requirements, permitting processes, and safety compliance programs.
  • Proven experience managing vendors, contractors, and third-party service providers to ensure quality, cost, and schedule performance.
  • Strong budget development, forecasting, financial analysis, and cost-control skills.
  • Excellent communication and stakeholder management skills, with the ability to collaborate effectively across operations, leadership, and external partners.
  • Demonstrated problem-solving, critical-thinking, and adaptability skills in managing complex projects and competing priorities.
  • Strong organizational skills with a disciplined approach to project documentation, reporting, and process management.
  • Proficient in project management tools and software (e.g., Excel, Smartsheet, Procore, Yardi).
  • PMP or similar certification is preferred.
  • Ability to travel up to 40% to properties within the portfolio.
