Full Job Description
Position Summary:
Henderson Building Solutions is seeking a Project Manager III to join our team in Boardman, Oregon, supporting Mission Critical projects.

A Project Manager III works mostly autonomously to manage construction and building systems projects in collaboration with construction and engineering team members. This role is responsible for developing and maintaining engineering and construction schedules, managing project financials including budgets, profitability and cost projections, and ensuring project deliverables and milestones are successfully completed. The Project Manager III builds and maintains P6 schedules and utilizes Procore and other required applications to effectively manage project execution.

Working closely with clients, contractors, subcontractors, vendors, equipment suppliers, engineering partners and internal teams, the Project Manager III places an emphasis on building and maintaining best-in-class stakeholder relationships. This individual provides guidance and mentorship to less experienced Project Managers, helps resolve complex project challenges, and supports business development efforts through client relationships, proposal presentations and participation in the sales process.

Key Role Responsibilities:
  • Works closely with project managers, engineers, designers, procurement staff, construction managers, contractors and other project services staff to provide detailed planning and scheduling of projects from conceptual planning through engineering and construction.
  • Develops resource loaded schedules, including lists of activities, major milestones, critical approvals, long lead procurement items and other critical project deliverables to be scheduled and tracked for the projects.
  • Develops schedule logic and constraints, realistic activity durations and available manpower and resources.
  • Manages and executes all change orders in a timely fashion and adjusting schedule to reflect impacts if any and providing required timely notice of impacts to client and all other stakeholders.
  • Other duties as assigned.
  • Assesses the impact of design changes and schedule slippages and inform company management and clients of all schedule updates.
  • Applies knowledge of engineering, procurement, and construction terminology and concepts to develop and maintain critical path logic networks; accumulate and access historical data for use in maintaining realistic future planning and forecasting.
  • Provides guidance, direction, and specialized assistance for the resolution of difficult project control problems. May interface with clients, attend regular meetings and give statistical reports.
  • Ensures a safe and efficient work environment.
  • Verifies contractors are meeting and practicing all required OHSA and industry approved safety standards.
  • Coordinates with facility and the contractor to ensure facility operations are not interrupted.
  • Obtains required licenses/permits, confers with city or county inspectors, and ensures compliance of legal requirements, company regulations, and building and safety codes.
  • Assists in the development of accurate budgets for all projects and clients that reflect all costs associated with construction.
  • Manages the planning, materials, building, and budget of construction projects.
  • Negotiates and provides cost estimates for construction work and associated change orders.
  • Assists with business development activities by promoting Henderson to existing and potential clients.
  • Participates in client, company and industry events.
  • Grows personal network by building relationships with clients and industry professionals.


Required Qualifications:
  • Bachelor's degree in a relevant field of construction or engineering preferred. Common examples include Mechanical Engineering, Electrical Engineering, Construction Science, Construction Engineering and Construction Management.
  • Years of relevant experience will be considered in lieu of requisite education.
  • Five (5) or more years of relevant experience in construction and the design of building systems required.
  • Project management, estimating, field installation and installation supervision experience required.
  • OSHA certifications required.
  • Effective project management skills.
  • Technical expertise in primary fields of focus (mechanical and/or electrical) as well as familiarity with other related fields.
  • Ability to work in a collaborative environment and recommend and analyze pragmatic solutions for clients.
  • Knowledge of applicable codes and standards relating to the facilities in which we work.
  • Possesses effective verbal and written communication skills.
  • Proficient Microsoft Office skills, specifically within Excel, Word, Access, PowerPoint, Outlook and Project.
  • Proficient in P6 and Procore.
  • Adapts to changing work environments, work priorities and organizational needs.
  • Ability to identify and understand relevant emerging technologies and industry trends.
  • Must demonstrate proficiency in all core competencies as described and characterized in this job description.

Preferred Qualifications
  • Experience managing projects in Mission Critical facilities, including data centers and other high-availability environments.
  • Experience working in live or occupied critical environments where continuous operations must be maintained.
  • Design-build project delivery experience.
  • Experience managing MEP infrastructure projects.
  • Familiarity with mechanical and electrical building systems and critical infrastructure.
  • Contractor state license.
  • Experience managing subcontractors, vendors and multidisciplinary project teams.
  • Experience developing and maintaining project schedules using P6.
  • Client relationship management and business development experience.


Work Environment:
  • Occasional travel required (20 to 30%)
  • Ability to work varying shift times depending on the project, i.e., night or weekends
  • Ability to be on your feet all day and climb ladders, etc.
  • Prolonged periods of sitting or standing at a desk and working on a computer.
  • Ability to read, write and communicate in English.
