Primary Job Responsibilities

  • Oversee division-level procurement operations.
  • Execute procurement strategies with high levels of collaboration and buy-in from construction peers to ensure alignment with overall project goals, budgets, and timelines.
  • Create and manage a comprehensive house cost budget and plan; manage budget accuracy and efficiency.
  • Manage startup strategy meetings to contribute to the successful launch of new communities, providing valuable input and ensuring alignment with overall project goals.
  • Provide oversight and input on procurement-related items to keep all stakeholders informed and aligned with project objectives.
  • Forecast short-term/long-term risk and cost opportunities through the project tracker tool and implement strategies to meet commitments.
  • Identify and implement opportunities to reduce complexity and improve margins through streamlined procurement processes and effective cost management strategies.
  • Drive vendor performance through regular VIP meetings, site walks, and the development of sustainable vendor partnerships to ensure high-quality and reliable vendor performance.
  • Demonstrate confidence and capability in written and verbal presentations, adjusting content and scope for different types of audiences to ensure effective communication.
  • Build and maintain strong relationships with trade partners at both ownership and management levels to execute on sourcing strategies and ensure effective collaboration, partnership, and cost efficiency.
  • Attract, recruit, hire, and develop a highly capable procurement team, fostering a strong team culture and a positive work environment.
  • Manage and develop other Procurement team members to drive optimal performance.
  • Performs other duties as assigned.

  • Typically requires a University degree or equivalent experience and minimum 8-10 years prior relevant experience.
