The Portfolio Sales Manager is responsible for overseeing leasing performance across assigned communities.  This role focuses on developing Leasing Consultants to drive net leases, collaborating with cross-functional teams to meet community needs, and achieving leasing targets. The Portfolio Sales Manager directly manages and coaches the leasing team, fostering a culture of accountability, growth, and high performance.  Aligned with Essex’s sales leadership mission, the role emphasizes developing associates, delivering measurable results, and creating exceptional experiences for both prospects and team members.

WHAT YOU WILL DO:

  • Lead, coach, and develop team of 8-12 Leasing Consultants; through effective 1:1’s, daily team huddles, and daily call coaching. 
  • Consistently drive our Sales Mission that benefits the company, associates, and prospects. 
  • Partner with cross-functional teams to optimize performance and drive results. 
  • Promote excellence by supporting the growth of associates at all levels. 
  • Monitor sales performance metrics and provide daily coaching to associates. 
  • Create, implement, and adjust sales tactics that align with community needs. 
  • Consistently achieve Weekly Net App Targets, Service Standards, and leadership playbook responsibilities 

WHAT YOU WILL NEED: 

  • 2-5+ years of Sales Leadership and experience leading a sales team of 6-10.
  • Property management experience preferred; multi-family or B2C Sales management.
  • Consistently hit and exceed revenue/quota targets on a weekly, monthly, and quarterly basis. 
  • Proven track record of being a top-producing seller or sales leader in an inside sales environment; winning awards is a plus.
  • Motivated to coach and develop leasing associates to exceed set KPI’s. 
  • Bachelor's Degree (BA/BS) from 4-year college or university preferred. 
  • Strong communication and interpersonal skills, including phone, email, and Zoom etiquette. 
  • Strong organizational and time management skills.  
  • Proficient understanding of the Microsoft suite, familiarity with CRM systems and practices.  

WHAT THE JOB REQUIRES:

  • Facilitate remote leasing from a centralized hub to achieve occupancy and leasing targets. 
  • Drive the sales process by converting inbounds leads into tours and tours into leases. 
  • Coach and monitor sales calls to monitor Sales Process and Service Standard. 
  • Provide ongoing feedback, training, and development to improve associate performance. 
  • Conduct one-on-ones and lead daily huddles to track KPIs and align team priorities. 
  • Manage community occupancy, rent, and leasing goals with accountability to results. 
  • Collaborate with cross-functional teams to support sales initiatives. 
  • Maintain strong knowledge of assigned communities and apartment homes. 
  • Excel in a fast-paced, high-energy environment with shifting priorities. 
  • Physical presence at the centralized sales hub is an essential function of this role to achieve success. It supports collaboration, access to company systems, and consistent execution of standardized sales processes.      
  • Regular and predictable on-site attendance at the centralized sales hub is required due to the customer-facing and revenue-impacting nature of the role.  
  • Participation in ongoing and impromptu live coaching, team meetings, and in-person 1:1’s to ensure consistent skill development, compliance adherence, and sales effectiveness.  
  • This role demands availability for five days each week, including weekends.  Schedule requirements may be modified, and accommodations may be considered, where required by applicable law.  
  • Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers. 
  • This role demands availability for five days each week, with the potential for including weekends in the schedule as necessary. 
  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.

New hires generally start between $83,000.00 - $102,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
