Job Responsibilities:

The Marketing Director is responsible for leading the development, execution, and management of comprehensive marketing strategies for FirstService Residential's luxury multifamily new development portfolio. This strategic leadership role oversees all marketing, branding, and design initiatives from pre-development through community stabilization, ensuring each property is positioned for success and delivers an exceptional brand experience. This role requires a highly skilled marketing professional with strong project management expertise and extensive experience within the multifamily industry. Working closely with internal stakeholders, developers, consultants, and executive-level client partners, the Marketing Director will drive the implementation of integrated marketing plans, oversee creative and digital assets, and ensure consistency across all brand touchpoints. The Marketing Director will serve as a strategic advisory to clients and company leadership, communicating high-level marketing strategies that strengthen client relationships, support new business development efforts, and drive portfolio growth. This role is key in representing FirstService Residential at executive meetings, client presentations, industry conferences, networking events, and professional associations to enhance brand visibility, foster strategic partnerships, and position the organization as a recognized leader within the luxury multifamily industry.

Essential Duties:

  • Serve as a strategic representative of FirstService Residential's multifamily division by regularly presenting to and collaborating with executive-level client stakeholders, prospective clients, and senior leadership this role must possess and demonstrate strong executive presence.
  • Focus on targeting budgeted occupancy and revenue by providing support, guidance and direction to a portfolio of multifamily assets through the development and implementation of strategic marketing programs.
  • Collaborate with the local / national marketing team to establish, implement and maintain the goals and objectives of the multifamily high-rise division.
  • Understand and correctly articulate search engine optimization and search engine marketing goals for individual assets to market and state leadership, on-site team members as well as ownership groups.
  • Research and build community marketing plans for existing and potential new business that attracts the identified target audience and strategically addresses business objectives, which are evaluated on an ongoing basis.
  • Create and maintain lease up and stabilize marketing budgets for individual communities.
  • Create and develop Marketing RFP (New Business) Development pitch decks alongside the FirstService Business Development and Operations Team.
  • Maintain relationships with marketing vendor partners to review portfolio performance on a monthly or quarterly basis.
  • Develop and create marketing materials for potential new business and existing clients to efficiently and effectively present materials and ideas for multi family marketing recommendations.
  • Regularly communicate with ownership groups, asset managers, and regional executive team members regarding marketing performance of any particular asset and or overall portfolio.
  • Manage and help complete marketing assignments for community management transitions and collect all digital assets.
  • Oversee the management and organization of the digital storage of all marketing assets and maintains digital assets.
  • Collaborate with marketing and design agencies for new construction and rebrand projects and assist with creative direction, project management, timeline oversight, creation of collateral materials, website production, photography, etc.
  • Responsible for the creative design and collaboration with clients to execute on their asset marketing strategy.
  • Manage software integrations with internal and external parties to ensure dynamic pricing and availability is always listed on community websites and ILS'.
  • Ensure data accuracy in Property Management Software systems and make updates as necessary.
  • Review and oversee that community photos and videos are of good quality, modern, optimized and published on the correct channels.
  • Set-up and continually monitor reputation management for each community and assist team members with strategies to improve while overseeing review responses.
  • Implement and manage lead tracking and lead management while weekly analyzing reporting, trends, and making necessary recommendations.
  • Set-up and review Google Analytics and Apple Business accounts to examine and analyze website performance on an ongoing basis.
  • Develop, implement, and oversee social media content and strategies including set-up, optimization, paid and promoted campaigns, contests, and / or contracted agency strategies.
  • Setup, claim, and assist with the ongoing monitoring of major social media websites and locational websites (i.e. Google My Business, Apple Business, Instagram, Twitter, Facebook, etc.) as defined by the national marketing department.
  • Collaborate with on-site associates to evolve innovative strategies based on dynamic market conditions and property data that will directly impact leasing velocity.
  • Assist stabilized and repositioned communities who are experiencing marketing challenges and poor occupancy.
  • Oversee and provide training to local and regional teams to reinforce roll-outs and company best practices.
  • Conduct regular site visits to ensure that the property has proper curb appeal, appropriate signage, models are clean and set up accurately, and all marketing opportunities are leveraged.
  • Regularly review and understand the market landscape to stay abreast of competitor strengths, weaknesses, and marketing initiatives. Make recommendations to maximize asset positioning in the market place.
  • Continually research and make recommendations on new opportunities and marketing channels in the local market.

Education & Experience:

  • 7-10 years Multifamily marketing experience required
  • BA / BS degree required
  • Must have previous experience with property management software (Yardi, RealPage, CRM, Knock, Rent Café, etc.)
  • Creative/graphic design experience required
  • Analytical skills with previous experience developing strategic marketing plans
  • Proven track record of achieving marketing goals and demonstrating results from previous positions
  • Proven track record in establishing and maintaining strong relationships onsite and leadership teams


Knowledge, Skills & Proficiencies:

  • Excellent written, verbal, and customer service skills; ability to persuasively express ideas and opinions to individuals and groups
  • Expert proficiency in Microsoft Suite
  • Strong leadership and interpersonal skills, including the ability to work with senior executives, clients, and other business stakeholders.


Tools & Equipment Used:
  • Computer and peripherals, standard and customized software applications and tools, and usual office equipment.


Physical Requirements & Working Environment:

  • Must be available for required client and business meetings, including before/after business hours and on weekends and holidays as needed-.

  • Must be able to communicate both on the phone and in person to resolve issues related to the business.
  • Must have finger dexterity for typing/using a keyboard.
  • Must be mobile enough to move around the office and during outside events; including walking on uneven surfaces and standing for long periods of time.
  • Ability to work with inside and outside environmental elements (noise, weather, etc.).
  • Ability to cover core business and office hours 8:30 to 5:00pm
  • Must be willing to work flexible hours and days when needed
  • Experience and comfort in managing executive-level conversations and in persuasive conversations.
  • Regular and predictable attendance


Travel:
  • Ability and willingness to frequently travel to all markets in Texas and to national markets as needed

Compensation Range: $90,000 to $120,000
