Job Description
The Maintenance and Operations Supervisor leads the day-to-day maintenance and repair activities for assigned Raleigh Water facilities and infrastructure. This position plans and prioritizes work, coordinates projects and resources, provides technical guidance to staff, and works with internal customers, contractors, and other stakeholders to ensure maintenance and repair needs are addressed safely, efficiently, and effectively.

About You:
You are an experienced maintenance professional and supervisor who can balance daily operational needs with long-term maintenance priorities. You know how to organize work, solve complex maintenance issues, support and develop employees, and coordinate contractors and projects from start to finish.

You are comfortable working across multiple facility systems and understand the importance of reliable operations in a large, critical public utility. You communicate well with employees, management, customers, contractors, and other stakeholders and can make sound decisions when priorities change.

Duties and Responsibilities

  • Supervise, manage, and evaluate assigned employees; prioritize and assign work; develop schedules; support employee training and development; and address employee performance and workplace concerns
  • Plan and direct daily maintenance, repair, and upgrade activities for assigned City infrastructure, grounds, and facilities
  • Coordinate and prioritize projects, determine labor and material needs, and provide technical guidance to staff in resolving maintenance and repair issues
  • Serve as a liaison to internal customers, project stakeholders, contractors, and other partners; respond to customer requests and concerns
  • Monitor contracted vendors and work activities to ensure quality standards, project expectations, and contract requirements are met
  • Prepare and maintain financial, compliance, operational, and project documentation and reports
  • This role will work across multiple facilities and will require the use of a City-owned vehicle

Typical Qualifications
Education and Experience:
High School diploma or G.E.D. equivalency; 3 to 5 years' experience in construction or skilled maintenance and repair project management of a variety of building systems, including HVAC, electrical and plumbing or related work

OR

Any equivalent combination of training and/or experience that provides the required knowledge, skills and abilities may be substituted

Licenses or Certifications
  • Valid NC Class C Driver's License or the ability to obtain within 60 days of hire


Additional Information

  • Facility management practices, building systems, and construction principles
  • Preventative maintenance techniques and life cycle planning for MEP systems

Work Environment and Physical Effort:

Medium: Exerting up to 50 pounds of force occasionally, up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Work Environment:

Work is occasionally performed in an office or similar environment, outdoors, in a shop, or street (near moving traffic) environment, and in a vehicle.
Work Exposures:

There is occasional exposure to extreme cold (below 32 degrees), extreme heat (above 100 degrees), moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals or substances and loud noises (85+ decibels average over 8-hour working day such as heavy trucks, jack hammers, leaf blowers, lawn mowers, construction).
