Job Title: Land Development Manager

Location: Ottawa, Ontario (180 Kent Street)

The Land Development Manager is accountable for driving the success of residential development projects throughout their lifecycle, including acquisition support, planning, approvals, construction, community completion, and municipal assumption. The role is responsible for delivering projects in alignment with the company's vision, mission, brand, values, business strategy, approved business plans, budgets, and schedules, with a strong focus on the successful execution of land development infrastructure, stakeholder management, financial performance, and risk management.

Here's how you'll contribute
Development
  • Lead residential land development projects through all phases, including acquisition support, planning, approvals, servicing, construction, community completion, and municipal assumption.
  • Develop and execute project strategies aligned with approved business plans, schedules, budgets, and corporate objectives.
  • Accountable for project scope, schedule, budget, forecasting, reporting, and overall project performance.
  • Proactively identify and manage project risks, opportunities, issues, and stakeholder expectations.
  • Maintain a strong understanding of market conditions, government legislation, and industry trends impacting project delivery.


Planning, Approvals & Stakeholder Management
  • Coordinate planning approvals, engineering submissions, permits, and regulatory approvals required to advance development projects.
  • Manage relationships with municipalities, agencies, utility providers, landowners, consultants, and community stakeholders.
  • Negotiate and administer development agreements, cost-sharing agreements, servicing agreements, and approval conditions.
  • Represent the company in discussions with government agencies and key external stakeholders.


Construction & Project Delivery
  • Oversee the delivery of land development infrastructure, including grading, underground services, roads, stormwater facilities, landscaping, and community completion works.
  • Manage consultants, contractors, utility providers, and project teams to ensure projects are delivered safely, on schedule, within budget, and in accordance with approved plans.
  • Lead tendering, contract administration, progress reviews, change management, deficiency correction, and project close-out activities.
  • Conduct regular site reviews and project meetings to monitor quality, schedule, safety, and cost performance.


Project Financial Management
  • Prepare and manage project budgets, cash flows, forecasts, and cost-to-complete reporting.
  • Utilize financial models and project pro formas to support decision-making and maximize project returns.
  • Monitor financial performance and identify opportunities for cost savings and operational efficiencies.
  • Support negotiations, claims management, and dispute resolution with consultants, contractors, and stakeholders.


Community Completion & Close-Out
  • Coordinate community completion activities, warranty obligations, and municipal assumption requirements.
  • Manage securities reductions and releases, final acceptance processes, and infrastructure turnover.
  • Work collaboratively with Customer Experience, Construction, and Operations teams to support homeowner satisfaction and successful community handover.

Hiring pay range: $90,000 - $130,000
