Integrated Facility Manager

Position Overview

JLL is seeking an experienced Facility Manager to oversee day-to-day operations for industrial facilities within our integrated facility management portfolio. This role requires a curious, data-driven professional who excels at leveraging technology platforms to optimize facility performance, manage contractor relationships, and deliver comprehensive operational reporting to stakeholders.

Key Responsibilities

Integrated Facility Operations Management

Oversee operations, repairs, and capital improvement projects across assigned industrial facility totaling with 500,000 square feet in-scope. Serve as the primary point of contact for building operations, ensuring all processes function reliably to support manufacturing, warehousing, and distribution operations. Manage vendor and contractor relationships to deliver quality service while controlling costs. Conduct regular site inspections to identify maintenance needs, safety hazards, and opportunities for operational improvements.

CMMS Administration & Work Order Management

Utilize Corrigo as the primary computerized maintenance management system to create, assign, track, and close work orders across all integrated facility operations. Ensure accurate asset data maintenance, preventive maintenance scheduling, and compliance tracking within the platform. Monitor and created specified reporting of work order metrics including response times, completion rates, and contractor performance. Generate detailed work order reports to identify trends, recurring issues, and opportunities for process improvement.

Reporting & Analytics

Develop and maintain comprehensive operational dashboards and reports using Power BI to visualize facility performance metrics, maintenance costs, energy consumption, work order trends, and vendor performance. Create monthly, quarterly, and annual executive summaries that translate operational data into actionable business intelligence. Prepare budget variance reports, capital expenditure tracking, and forecasting models. Present findings to senior leadership and client stakeholders with clear recommendations for operational optimization.

Project Planning & Coordination

Support JLL managed capital improvement projects, tenant improvement initiatives, and major maintenance activities. Collaborate and support Client managed projects and improvements. Coordinate with engineering teams, contractors, and internal stakeholders report progress of both JLL managed project regarding schedule and budget.

Process Documentation & Workflow Design

Create facility process maps, operational workflows, and emergency response procedures using Visio to document standard operating procedures. Develop visual representations of facility layouts, utility systems, emergency evacuation routes, and equipment locations. Maintain current documentation for compliance audits, training programs, and knowledge transfer. Design workflow diagrams that optimize maintenance processes and improve operational efficiency.

Budget Management

Develop and manage annual operating budgets for assigned facilities, including maintenance contracts, utilities, supplies, and capital projects. Monitor expenditures against budget forecasts and provide regular variance analysis. Identify cost-saving opportunities through preventive maintenance strategies, energy efficiency initiatives, and vendor consolidation.

Compliance & Safety

Ensure facilities maintain compliance with OSHA regulations, environmental standards, building codes, and JLL safety protocols specific to industrial environments. Coordinate safety inspections, maintain required certifications, and manage regulatory documentation. Implement corrective actions for audit findings and drive continuous improvement in safety performance metrics.

Stakeholder Communication

Serve as the primary liaison between facility operations teams, client leadership, tenants, and vendors. Conduct regular business review meetings presenting operational performance, project updates, and strategic recommendations. Respond promptly to stakeholder inquiries and escalations with professional, solution-oriented communication.

Required Qualifications

Education & Experience:
  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field, or equivalent combination of education and experience
  • Minimum 5 years of facility management experience with focus on industrial, manufacturing, or distribution environments
  • Proven track record managing multi-site portfolios or large-scale industrial facilities

Technical Proficiency:
  • Advanced proficiency with Corrigo CMMS or similar work order management systems
  • Strong Power BI skills including data modeling, DAX formulas, dashboard creation, and report automation
  • Demonstrated experience with Microsoft Project for project planning, scheduling, and resource management
  • Proficiency with Microsoft Visio for process mapping, workflow design, and facility documentation
  • Advanced Microsoft Excel skills including pivot tables, formulas, and data analysis

Industry Knowledge:
  • Deep understanding of industrial facility systems including HVAC, electrical, plumbing, fire protection, and building automation
  • Knowledge of preventive maintenance best practices and reliability-centered maintenance principles
  • Familiarity with industrial equipment maintenance including cranes, forklifts, dock equipment, and material handling systems
  • Understanding of energy management principles and utility cost optimization strategies

Professional Skills:
  • Exceptional analytical abilities with strong attention to detail and data accuracy
  • Advanced reporting and data visualization skills with ability to translate complex operational data into executive-level insights
  • Strong project management capabilities with ability to manage multiple priorities simultaneously
  • Excellent written and verbal communication skills for stakeholder presentations and documentation
  • Proven budget management experience with financial acumen

Preferred Qualifications
  • Facility Management Professional (FMP) or Certified Facility Manager (CFM) designation
  • Professional Engineer (PE) license or equivalent technical certification
  • Experience with JLL operating procedures and client management practices
  • Background in Lean Six Sigma or continuous improvement methodologies
  • Experience implementing predictive maintenance programs using data analytics
  • Knowledge of building automation systems and IoT sensor technologies

Working Conditions

This position requires regular site visits to industrial facilities including manufacturing plants, warehouses, and distribution centers. Occasional work in environments with elevated noise levels, temperature variations, and active production operations. Ability to walk facilities extensively and navigate industrial environments safely. Standard office environment for reporting and administrative duties with flexibility for hybrid work arrangements. May require occasional evening or weekend availability for emergency response or project coordination.
