Senior Manager, LeasingVancouver, BCThe Opportunity: The Senior Manager, Retail Leasing will be responsible for leading leasing activities across a portfolio of retail assets throughout British Columbia. The position will focus on maximizing asset value through strategic leasing, tenant retention, business development, and cultivating strong relationships with retailers, brokers, and industry stakeholders. This role reports directly to the Director, Retail Leasing.
This is a
hybrid position which involved 4 days in-office in Vancouver, BC.What You Will Do:- Develop and execute leasing strategies aligned with asset plans, budgets, and investment objectives.
- Source, negotiate, and finalize leases, renewals, expansions, relocations, restructurings, and Letters of Intent with national, regional, and local retailers.
- Build and maintain strong relationships with retailers, brokers, tenant representatives, landlords, developers, and other industry stakeholders across British Columbia and Western Canada.
- Collaborate with Property Management, Construction, Development, Asset Management, Operations, and Marketing to optimize tenant success, property performance, and positioning.
- Monitor the British Columbia retail market, including rents, tenant demand, expansion plans, occupancy, competition, demographics, and consumer trends, and provide actionable market intelligence.
- Develop merchandising and tenant-mix strategies that improve customer experience, traffic, occupancy, rental revenue, and long-term asset value.
- Proactively manage renewals and retention, while identifying redevelopment, repositioning, densification, and other leasing opportunities.
- Prepare financial analyses, budgets, forecasts, leasing reports, presentations, and investment materials to support asset management, acquisitions, dispositions, and business planning.
- Ensure leasing transactions, documentation, approvals, reporting, governance, risk management, licensing, and internal processes are completed accurately and in compliance with corporate standards.
- Represent the organization at industry events and support corporate culture, sustainability, diversity, inclusion, and social responsibility initiatives, along with other duties as assigned.
Who You Are:Key Qualifications - Minimum 7-10 years of commercial real estate leasing experience, with a strong preference for retail leasing experience.
- Demonstrated success in executing retail lease negotiations and developing strategic relationships with retailers.
- Strong understanding of shopping centers, mixed-use developments, urban retail, high street retail, and neighbourhood retail formats.
- In-depth knowledge of Metro Vancouver, Vancouver Island, the Fraser Valley, Interior BC, and other regional retail markets.
- Strong financial analysis, presentation, negotiation, and relationship management skills.
- Real estate license in British Columbia and ability to maintain licensing requirements.
