What you will do

The Operations & Maintenance Site Supervisor is part of our Building Technologies & Solutions business at Johnson Controls. Due to our continued growth with our current customer, the University of Kansas, we are adding this position to our team. This person will be located out of the University of Kansas campus. Ideal candidate will have strong maintenance/hands on technical experience and leadership background. Come join our growing team.

Responsible for the execution of an Operations & Maintenance (O&M) account site(s). Supervise a staff of maintenance specialist and/or custodial sub-contractors responsible for maintaining all housing buildings, offices and common areas or other contracted activities. Communicate with client and O&M team on all issues concerning execution of the contract. Performs a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC, Mechanical Systems, building maintenance, carpentry, painting and plumbing. Working knowledge of Electrical / Electronic BAS, and other similar types of related equipment and systems is a PLUS.

How you will do it
  • Responsible for hiring, training, performance management and scheduling the staff needed to fulfill O&M contractual obligations.
  • Responsible for a variety of general maintenance and custodial activities. This may include carpentry, painting, grounds keeping, housekeeping, and minor facility repairs to building systems, electrical fixtures, small machines, and equipment.
  • Communicates with client and other facility occupants to ensure customer satisfaction and enhance our opportunity to secure "contract extras".
  • Maintains facility and O&M equipment such as boilers, air handling units, roof top equipment, split system AC units and appliances, etc.
  • Ensures implementation of employee training and development plans.
  • Provides standard management reports as requested by the operations management team and the client.
  • May be required to be on call 24/7 to provide telephone assistance as well as emergency response to the facility.
  • Requisitions new supplies and equipment while adhering to cost or overhead budgets.
  • Ensures compliance to all city, state, and federal license and certification requirements. Maintains and submits all records and documents to proper authorities.
  • Reviews all work and assures performance in accordance with established safety procedures.
  • Complies with all company policies and procedures and adheres to company standards.
  • Performs other duties as required.


What we look for
  • Two-year technical degree or equivalent field experience.
  • Five or more years' experience in general maintenance work.
  • Demonstrated leadership abilities.
  • Able to manage and train entry-level personnel.
  • Able to deal with customers and others at all levels.
  • Requires in-depth knowledge of various maintenance fundamentals, sufficient to deal with service and repairs.
  • Working knowledge of Metasys (BMS) a plus.
  • Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50 lbs., etc.
  • Preferred Universal EPA Refrigeration Certification.
  • Basic Electrical system working knowledge.
  • May be required to possess a valid driver's license.
  • Must be a team player committed to working in a quality environment.
  • Must be able to pass a thorough background check and subject interview.


HIRING SALARY RANGE: $76,100 - $95,100 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
