Description

Salary: $180,000-$190,000

As a General Manager, you will be responsible for providing strong leadership and management direction on behalf of the Board of Directors.

Your primary responsibility is to oversee all aspects of the community's operations and to ensure that the Board's mission and vision are upheld. This includes maintaining strong relationships with the Board of Directors, committees, residents, and external entities such as local government agencies, utility companies, and emergency services.

In this role, you will serve as the primary point of contact for the community, enhancing communication and ensuring effective oversight of staff and operations. You will be responsible for the day-to-day operations, legal compliance, and overall management of the Association and its staff.

Essential Duties:
  • Strategic Planning: Develop and implement short-term and long-range plans aligned with the Board's vision.
  • Financial Management: Oversee the annual budget process, monitor financial performance, and ensure cost containment.
  • Operations Management: Manage day-to-day operations, including staffing, maintenance, and vendor relationships.
  • Community Relations: Foster strong relationships with residents, Board members, and external stakeholders.
  • Legal and Regulatory Compliance: Ensure compliance with all applicable laws, regulations, and community governing documents.
  • Team Leadership: Recruit, hire, train, and develop a high-performing team.
  • Emergency Preparedness: Develop and maintain emergency plans and procedures.

Financial Management:
  • Overseeing the building's budget and financial performance.
  • Managing the building's operating expenses and revenue streams.
  • Ensuring timely and accurate financial reporting.

Property Management:
  • Maintaining the building's physical condition through regular inspections and preventive maintenance.
  • Overseeing construction projects and renovations.
  • Ensuring compliance with local building codes and regulations.

Resident Services:
  • Providing exceptional customer service to residents.
  • Resolving resident complaints and issues promptly and efficiently.
  • Organizing and managing building amenities and services, such as fitness centers, pools, and concierge services.
  • Enforcing building rules and regulations.

Staff Management:
  • Hiring, training, and supervising building staff, including maintenance workers, security personnel, and concierge staff.
  • Evaluating employee performance and addressing performance issues.
  • Ensuring compliance with labor laws and regulations.

Vendor Management:
  • Managing relationships with vendors and contractors.
  • Negotiating contracts and ensuring timely and quality service delivery.

Security and Safety:
  • Implementing and maintaining security protocols and procedures.
  • Responding to emergencies and coordinating with local authorities.
  • Ensuring the safety and security of residents and property.

Legal and Regulatory Compliance:
  • Staying up to date on local, state, and federal laws and regulations.
  • Ensuring compliance with all applicable laws and regulations.

Supervisory Responsibilities

  • Direct Reports: Property Manager and/or Assistant Manager
  • Monitor lifestyle operations (if applicable) through regular property walks around the facility, active involvement with management staff, and attendance at various functions.
  • Plan and implement adequate programming for all members, adhering to budgetary constraints .
  • Ensure all expense control systems are in place with close monitoring of all department expenses including revenue to payroll ratio. Assist in the appropriate forecasting systems.
  • Partners with managers to ensure accurate and timely documentation of attendance, incidents, member complaints, scheduling, pool chemicals, and equipment maintenance .


Education & Experience

  • A minimum of 7 years of successful high-profile community management experience or equivalent professional experience in a related field, with at least 4 of those years being responsible for a staff of no less than 10 individuals with a variety of roles, backgrounds and job assignments
  • Experience in hospitality related properties preferred
  • Bachelor's degree in Public Administration, Business Administration, or related field preferred
  • Management experience in a large organization including responsibility for multi-units and multi-departments preferred
  • Florida CAM license required
  • Valid Driver's License and State Mandated Vehicle Insurance

  • Display a community posture that positively represents the vision of the Association and Organization.
  • Set and maintain elevated standards for the Resident Experience, hold staff accountable to those standards.
  • Be well-spoken to instill confidence in the homeowners that reside within the community as well as the public that may interact through designated programs.
  • Intermediate knowledge of Microsoft Applications, especially Word and Excel
  • Must be goal-minded and possess a self-starting drive to get the job done, primarily through other people.

  • Position Requires regular physical activity, including standing, walking, bending, lifting (up to 25 lbs.), and climbing stairs.

  • Work environment may include both indoor and outdoor settings, with exposure to varying weather conditions.
  • May require working non-standard hours, including evenings, weekends, and holidays.
  • Duties of maintaining files and records will involve stooping, bending, lifting, grasping, pushing, pulling, or otherwise moving objects weighing as much as 45 lbs. This type of activity may occur several times throughout the day.
