Job Summary

Based out of Kurv's downtown Chicago office, the Financial Planning & Analysis (FP&A) Manager is responsible for leading the company's budgeting, forecasting, financial modeling, and performance reporting processes. This role partners closely with executive leadership, development, investment management, accounting, asset management, and regional teams to provide financial insights that support strategic decision-making across the organization.

The FP&A Manager plays a critical role in maintaining and enhancing corporate and joint venture financial models, analyzing business performance, supporting investor reporting, and driving continuous improvement in financial reporting and business intelligence capabilities. This position contributes directly to the scalability, efficiency, and financial performance of Kurv's growing real estate platform.

Essential Job Responsibilities
  • Lead the preparation and maintenance of corporate financial models supporting Kurv's real estate development, investment, and operating businesses
  • Manage the annual budget process, periodic reforecasts, and long-term financial planning activities
  • Analyze financial results against budget and forecast expectations, identify key business trends, and communicate performance drivers to leadership
  • Prepare executive-level reporting packages, dashboards, and presentations highlighting operational and financial performance metrics
  • Partner with development, asset management, investment management, accounting, and regional teams to ensure alignment across business plans, project assumptions, and market objectives
  • Participate in regular business performance reviews with executive leadership and provide strategic recommendations based on financial analysis
  • Monitor corporate and investment-level cash flows and communicate projected capital contribution, financing, and distribution requirements
  • Support communications with lenders, investors, joint venture partners, and management teams regarding portfolio and company performance
  • Coordinate with accounting during the monthly and quarterly close process to ensure accurate forecasting, accrual estimates, and financial reporting
  • Serve as a key contributor and subject matter expert for Kurv's business intelligence, reporting, and data warehouse initiatives
  • Identify and implement process improvements, automation opportunities, and reporting enhancements to increase efficiency, transparency, and scalability
  • Ensure the accuracy, consistency, and integrity of financial and operational data used in reporting and decision-making
  • Prepare investment memoranda, board materials, investor presentations, and other strategic analyses for executive leadership
  • Partner with third-party consultants and technology providers to improve reporting capabilities and automate recurring processes
  • Lead special projects, strategic initiatives, and ad hoc analyses as assigned by management

Qualifications

  • Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related business field
  • Minimum 8+ years of progressive experience in financial planning and analysis, finance, accounting, investment management, or commercial real estate
  • Commercial real estate development, investment management, or private equity real estate experience strongly preferred
  • Advanced financial modeling and analytical capabilities
  • Advanced proficiency in Microsoft Excel and PowerPoint
  • Experience with data visualization and business intelligence tools such as Power BI preferred
  • Experience with Yardi required
  • Strong understanding of financial statements, forecasting methodologies, and key performance metrics
  • Excellent written, verbal, and presentation skills with the ability to communicate effectively with executive leadership and external stakeholders
  • Strong organizational skills with the ability to manage multiple priorities and meet deadlines in a fast-paced environment
