Empire Homes is seeking a Contracts Manager! As a Contracts Manager you will be responsible for the overall negotiation and securing of contracts and agreements that adhere to Empire's quality and governance terms. This includes ensuring cost and resource competitiveness with committed delivery of products/services complies and align with internal business short and long-term requirements as well as mitigates external challenges.
This role is located at our Empire Canada Head Office in Vaughan, ON. This posting is for a newly budgeted position. The expected annual salary range for this role in $110,000 - $140,000/year. This position is also eligible to participate in our short-term incentive program.

What We Are Looking For:
- Post-secondary Bachelors Degree, College Diploma in Business Administration, Supply Chain or relevant field of study.
- 3+ years in procurement preferably in the residential construction industry experience in both construction and vendors/contracts an asset.
- Excellent knowledge of construction contracts management and estimating, including letters of intent, vendor agreements, and purchase agreements.
- Familiar with contract law, Ontario Building Code 9 and ability to read/understand architectural designs/plans.
- Proficiency with MS Office applications (Word, Excel etc), REMS, Project management software, Autocad, and/or Softplan.
What You'll Be Doing Each Day
- Monitor budget displaying actual vs. budget pricing, monitors variances as well as manages approved budgets.
- Analyze tenders and conduct comparisons to effectively negotiate best costs/terms to award short /long term contracts for all Canadian Low-Rise products and services.
- Solicit bids and quotes from subcontractors/suppliers based on price, quality, service, support, and reliability.
- Participate in review, development, and analysis of scopes of work aimed at quality control standardization of equipment materials, supplies and services negotiating credits/returns on damages and/or inferior products.
- Review scopes of work, architectural plans, existing drawing, or new designs and keeps abreast of changes impacting supply of materials in order to reassess budget and amend forecast.
- Liaison between external subcontractors, internal construction, marketing, customer service and land departments.
- Manage contract conflicts and resolutions advising Superintendents on sites, facilitating workflows, required documents, and or invoices.
