The Director of Revenue Management will oversee, analyze, and enhance Highmark's Revenue Management system in order to maximize revenue.
Responsibilities
Essential functions include (but are not limited to):
- Create and critically analyze the operational and financial impact of the revenue management strategies
- Daily review of pricing recommendations and implementation in and outside of the systems output
- Regular communication (weekly, bi-weekly and monthly) with on-site and regional personnel, Asset Managers and Pricing Analysts related to pricing levels
- Provides monthly performance measurement analysis and reporting to senior management regarding
- Financial performance (revenue, effective rent and occupancy trends)
- Revenue Management adoption behavior including rate acceptance, lease compliance and shopping scores
- Leasing velocity and traffic behavior
- Market conditions (competitive landscape, new supply, macro economic factors)
- Assist in forecasting and budgeting revenue expectations at the property level based on recent leasing trends, rate performance and strategic initiatives
- Serve as liaison within Highmark operational personnel to ensure consistent communication regarding performance, property level and enhancement requests
- Data and configuration review for system initialization on sites
- Coordination of go-live training for new sites
- Ongoing education of Highmark associates regarding pricing practices and the Revenue Management System
- Participate in training and performance calls and meetings with on-site, regional and asset management personnel
- Train new team members (Property, Regional and Asset Managers and Leasing associates) to use Revenue Management System including turnover training when needed
- Work with internal leasing training team to ensure proper adoption of the leasing process
- Provides management with ad hoc strategic analysis and recommendations, as necessary.
- Performs other duties as assigned by VPO
Qualifications
Qualifications:
- Bachelor’s degree in Business, Accounting or Finance. MBA, a plus.
- Superior analytical and interpersonal skills.
- Excellent verbal and written communication/presentation skills.
- Highly proficient computer skills in Microsoft Excel and PowerPoint. Moderate MS Word skills.
- Solid experience with Yieldstar Revenue Management system.
- Understanding of financial mathematics, statistics, financial statements and budgeting.
- Ability to manipulate large sets of data.
- Strong work ethic, self-starter, team orientation and acute attention to detail.
- Ability to work under tight timeframes and balance multiple assignments.
- Must have ability to effectively manage associates, in addition to strong leadership and interpersonal skills.
