Full Job Description
Director of New Development

This is an opportunity to build upon existing momentum rather than start from scratch. The Director will work directly with developers and ownership from the earliest stages of a project through final execution, providing strategic guidance on positioning,
pricing, unit mix, layouts, amenities, marketing, staffing, and leasing or sales strategy. This is a highly visible, hands-on role for someone who can sit across the table from a developer, understand their objectives, devise the right strategy, and then build and
lead the team necessary to successfully bring a project to market and through completion.

Role & Responsibilities
• Serve as the primary strategic partner to developers and property owners throughout the lifecycle of new development projects - both leasing and sales, with a stronger emphasis on leasing
• Advise clients during the pre-development stage on unit mix, layouts, pricing, amenities, positioning, and overall market strategy
• Evaluate each project and recommend the appropriate leasing or sales structure and go-to-market strategy
• Develop comprehensive pricing strategies using market research, competitive analysis, projected rents or sales pricing, and current market conditions
• Oversee the preparation of pitches and presentations for prospective new development assignments and participate in developer and ownership presentations
• Identify, pursue, and help secure new development opportunities for the firm
• Take projects from initial pitch and exclusive agreement through launch, lease-up or sellout, and completion
• Determine appropriate staffing for each assignment and build the brokerage team required to successfully execute the project
• Partner with leasing and sales leadership to ensure agents are properly trained, informed, and prepared for project launches
• Work closely with internal marketing resources and outside creative partners on branding, advertising, signage, collateral, digital strategy, and overall project positioning
• Establish project timelines, deliverables, reporting, and accountability across internal and external teams
• Monitor leasing or sales velocity and market response, adjusting pricing, incentives, marketing, or strategy as necessary
• Maintain strong communication with developers and ownership, providing regular reporting, market intelligence, and strategic recommendations
• Identify opportunities to improve processes, leverage technology, and create efficiencies as the New Development division continues to scale
• Help establish the infrastructure, best practices, and standards for a growingNew Development platform

Qualifications
• 8+ years of New York City real estate experience, with significant experience in new development
• Minimum of 5 years of direct new development leasing and/or sales experience
• Demonstrated experience working directly with developers, owners, and senior decision-makers
• Strong understanding of the full new development lifecycle, from pre-development and positioning through marketing, launch, leasing/sales, and completion
• Expertise in pricing, unit mix, layouts, amenities, market positioning, and competitive analysis
• Ability to evaluate a project and develop the appropriate leasing or sales strategy based on the asset, market, and ownership objectives
• Experience building, staffing, and managing project teams
• Strong presentation and pitching skills with the credibility and presence to advise sophisticated developers and ownership groups
• Excellent project management and organizational skills with the ability to oversee multiple projects and stakeholders simultaneously
• Deep knowledge of the New York City residential market, competitive landscape, and factors that drive leasing and sales performance
• Entrepreneurial mindset and the ability to build structure and processes within a growing business line

The Ideal Candidate
The ideal candidate is both a strategist and an operator. You know how to walk a development site with an owner and discuss what the market wants, analyze the numbers and recommend pricing, determine how a project should be positioned, and translate that strategy into an executable plan. You are equally comfortable pitching a developer, advising on product, structuring a
