Reporting to the Head of Site Acquisition and the Regional West Development Partner, the Director of Site Acquisitions will play a key role in building and maintaining an annual pipeline of 20+ projects totaling approximately 6,000 units and $1.5B in capitalization. This individual will partner closely with the Regional West Development Partner to identify, evaluate, and secure land opportunities that support a range of product types, including luxury, workforce, affordable, and build-to-rent communities.

Middleburg is actively expanding its regional development presence across the Mountain West markets, with recent team growth providing immediate coverage in Denver, Salt Lake City, and Phoenix, and plans underway to expand into Las Vegas. This position offers strong long-term growth potential and the opportunity to help shape a rapidly growing regional development platform.

Essential Duties and Responsibilities:
  • Source off-market land opportunities in the Mountain West markets (Denver, Phoenix, Salt Lake City, Las Vegas).
  • Use GIS/mapping tools to identify and evaluate viable development sites.
  • Maintain and manage a land acquisition pipeline across product types.
  • Conduct market research and provide location analysis.
  • Analyze site feasibility (zoning, topo, wetlands, utilities, etc.)
  • Research entitlements and zoning processes specific to each site.
  • Prepare fee analyses (tap, impact, permit fees, etc.)
  • Support development partners throughout the acquisition process.
  • Draft and negotiate LOIs with land sellers.
  • Assist with PSA negotiation and documentation.
  • Prepare site selection packages and market visuals (maps, aerials, comps)
  • Research and summarize land comps and transactions.

Market Focus
  • Primary Markets: Denver, Phoenix, Salt Lake City, Las Vegas
  • Product Types: Luxury Multifamily, Workforce Housing, Build-to-Rent, Affordable Housing
  • Opportunistic Projects: Co-GP/Indirect Investments, Commercial, Single-Family, etc.


Requirements

Knowledge and Experience:
  • 5+ years of experience required; an advanced degree with qualifying work experience is a strong plus.
  • Prior experience in multifamily and build-to-rent (BTR) development/acquisitions is required.
  • Real Estate acquisitions experience, responsible for sourcing a high volume of projects
  • Transactional, investment sales, capital markets experience
  • High energy, entrepreneurial, self-motivated, and results-oriented individual
  • Proven ability to display a high attention to detail, analytical, and organized
