JOB SUMMARY
The Director of Building Operations is responsible for the strategic leadership, operational management, maintenance, repair, and preservation of all building systems, facilities, grounds, and physical assets of the Minneapolis Club. This position provides direction for facility operations, capital projects, preventive maintenance programs, regulatory compliance, safety initiatives, and vendor relationships while ensuring the Club's historic property is maintained to the highest standards of reliability, appearance, and member satisfaction.
The Director maintains an active, hands-on presence throughout the facility and personally participates in maintenance, troubleshooting, and repair activities as needed. This role requires a balance of executive leadership, technical expertise, project management, and hands-on problem solving to support the Club's exceptional hospitality experience.
ESSENTIAL JOB FUNCTIONS
Facilities Management
• Provide overall leadership, direction, and accountability for all building operations, maintenance, engineering, and facility improvement initiatives.
• Develop and implement comprehensive preventive maintenance and asset management programs to maximize equipment reliability and lifespan.
• Personally perform and assist with maintenance, diagnostics, troubleshooting, and repairs of HVAC, plumbing, electrical, mechanical, and building systems when appropriate.
• Oversee the condition, performance, and maintenance of all facility infrastructure, ensuring uninterrupted operations and exceptional presentation standards.
• Manage the preservation, restoration, and upkeep of the Club's historic building features while maintaining compliance with applicable codes and regulations.
• Lead facility inspections and proactively identify operational, maintenance, and capital improvement opportunities.
• Plan, prioritize, and execute maintenance and repair projects with minimal disruption to members, guests, and staff.
• Direct contractor and vendor activities while personally overseeing quality, workmanship, and project completion.
Strategic Planning and Capital Projects
• Develop long-range facility maintenance and capital replacement plans aligned with the Club's strategic objectives.
• Prepare recommendations and business cases for capital expenditures, facility upgrades, energy-efficiency initiatives, and infrastructure improvements.
• Oversee facility renovation and construction projects from planning and budgeting through completion and commissioning.
Budget and Inventory Management:
• Develop and manage the facilities maintenance budget, ensuring cost-effectiveness and efficiency.
• Track and maintain inventory of maintenance supplies, tools, and equipment.
• Obtain competitive quotes and negotiate contracts with vendors for maintenance services and supplies.
Emergency Response and Risk Management:
• Respond promptly to emergency maintenance issues, including after-hours emergencies, as needed.
• Conduct regular safety inspections to identify potential hazards and implement corrective measures.
• Ensure the club's facilities are prepared for seasonal weather changes, including snow removal, landscaping, and other needs.
Collaboration and Communication:
• Work closely with the General Manager and department heads to address maintenance needs and support club operations.
• Coordinate with external contractors and vendors for specialized repairs, renovations, and large-scale projects.
• Communicate with members and staff regarding maintenance schedules and minimize disruption to club activities.
Team Leadership
• Lead, coach, develop, and evaluate facility staff, fostering a culture of accountability, teamwork, service excellence, and safety.
• Serve as a trusted advisor and collaborative member of the Senior Leadership Team, providing strategic guidance on facilities planning, capital investments, and risk management.

Requirements
Education and Experience:
• Minimum of 5 years of experience in facilities maintenance management, preferably in a hospitality or private club environment.
Technical Knowledge:
• Proficient knowledge of HVAC, plumbing, electrical systems, and building maintenance.
• Experience working with historic building preservation is a must. The building is 120 years old.
• Must be proficient in maintenance management software and Microsoft Office Suite.
