Qualifications

• 5 to 10 years of industrial real estate acquisitions experience, with a proven track record of closed deals.
• Strong existing broker network that translates into deal flow in the market.
• Proficient in industrial underwriting, including modeling, return analysis, and debt structuring.
• Knowledge of industrial property fundamentals such as clear height and dock configurations.
• Experience managing due diligence from contract execution to closing.
• Clear communication skills with ability to present and negotiate effectively.
• Self-starter able to manage a pipeline independently with minimal oversight.
• Bachelor's degree in real estate, finance, or a related field; designations like SIOR or CCIM are advantageous.

Responsibilities

• Source and evaluate industrial acquisition opportunities, both on-market and off-market.
• Build and maintain strong broker relationships in the assigned market.
• Lead underwriting processes for acquisition targets, from preliminary to full evaluation.
• Prepare and present investment summaries to the investment committee.
• Draft and negotiate letters of intent (LOIs) and purchase/sale agreements.
• Manage due diligence processes from the execution of contracts to closing.
• Track and analyze market activities including vacancy rates, rents, and competing products.
• Coordinate with asset management and operations teams post-closing transition.
• Represent the company at industry events and broker meetings.
• Engage in portfolio strategy discussions with senior leaders.
