Full Job Description
We9re looking for an experienced Associate Director to play a key role in identifying, evaluating, and executing strategic acquisition and disposition opportunities that support the continued growth of Skyline Apartment REIT.

Reporting directly to the President, Skyline Apartment, you9ll lead real estate transactions from initial sourcing through closing, providing the financial analysis, market insight, and due diligence required to support investment decisions. This is an excellent opportunity for someone who enjoys combining financial analysis, relationship management, and transaction execution in a fast-paced entrepreneurial environment out of our head office in Guelph, ON.

What you9ll do:
  • Building and maintaining relationships with commercial real estate brokers, developers, landlords, owners, and industry partners to source acquisition and disposition opportunities.
  • Leading financial underwriting, valuation analysis, due diligence, negotiations, and transaction execution for commercial real estate investments.
  • Preparing financial models, investment analyses, and recommendations to support strategic decision-making.
  • Coordinating comprehensive due diligence activities with legal counsel, consultants, lenders, institutional partners, vendors, and internal stakeholders.
  • Preparing Letters of Intent, Agreements of Purchase and Sale, Board of Trustees materials, and other transaction documentation.
  • Conducting property inspections, market tours, and investment site visits across Canada.
  • Completing market rent analyses and evaluating financing alternatives in partnership with Skyline Mortgages Finance Inc.
  • Supporting financing and refinancing initiatives through financial analysis, marketing materials, and transaction coordination.
  • Preparing acquisition and disposition reports and presenting investment recommendations for senior leadership and the Board of Trustees.
  • Collaborating with Accounting, Property Management, Finance, and executive leadership to analyze portfolio performance and support investment decisions.
  • Leading the Apartment REIT9s IFRS valuation and reporting process to ensure accurate and timely financial reporting.
  • Monitoring market trends, investment opportunities, and industry developments to support Skyline9s long-term investment strategy.

What we9re looking for:
  • Bachelor9s degree in Business, Commerce, Finance, Real Estate, Economics, or a related discipline.
  • Progressive experience in commercial real estate acquisitions, investments, asset management, investment banking, private equity, or corporate finance.
  • Strong financial modeling, underwriting, valuation, and analytical skills.
  • Experience managing commercial real estate transactions from origination through closing.
  • Knowledge of commercial real estate due diligence, financing, and transaction documentation.
  • Understanding of IFRS valuation principles and financial reporting is considered an asset.
  • Excellent negotiation, communication, and presentation skills.
  • Willingness to travel for property inspections, market tours, and transaction activities.
