Position Summary
TeraWulf is seeking a commercially driven Director, Data Center Leasing & Customer Origination to lead the sourcing, pursuit, negotiation, and execution of hyperscale, cloud, AI, and enterprise data center leasing opportunities across the Company's growing portfolio. Serving as the primary commercial interface for prospective customers, this individual will be responsible for developing strategic relationships, originating new leasing opportunities, managing complex transactions, and driving agreements from initial engagement through execution.
The ideal candidate is a relationship-driven business development and transaction professional with a proven track record of sourcing and closing complex data center lease transactions, preferably within the hyperscale, cloud, AI, or digital infrastructure sectors. Success in this role will be measured by the development of a robust opportunity pipeline, the cultivation of key customer relationships, and the successful execution of leasing agreements that support TeraWulf's growth objectives. The role requires a strong understanding of data center commercial structures, power considerations, customer requirements, and large-scale infrastructure transactions.
Key Responsibilities
Customer Origination & Business Development
• Lead origination, pursuit, and execution of hyperscale, cloud, AI, and enterprise data center leasing opportunities across TeraWulf's portfolio.
• Develop and maintain relationships with hyperscale, cloud, AI, and large enterprise customers, as well as key industry intermediaries, consultants, brokers, and advisors.
• Identify and cultivate new commercial opportunities while maintaining an active pipeline of prospective customers and transactions.
• Represent TeraWulf at industry conferences, customer meetings, networking events, and business development activities.
Leasing & Transaction Management
• Serve as the primary commercial interface for prospective customers throughout the leasing process, from initial engagement through execution.
• Lead negotiations of commercial terms, including lease economics, power pricing, delivery milestones, expansion rights, security packages, and other key contractual provisions.
• Coordinate internal and external stakeholders throughout the transaction process to ensure successful execution.
• Drive complex, multi-stakeholder opportunities from initial engagement through signed agreement.
Cross-Functional Collaboration
• Partner closely with development, power, legal, finance, engineering, and operations teams to structure customer solutions and advance transactions to close.
• Support customer presentations, site tours, due diligence efforts, and commercial strategy for major leasing pursuits.
• Communicate customer requirements and market feedback to internal stakeholders to support portfolio growth and customer satisfaction.
Market Intelligence & Commercial Strategy
• Maintain an active pipeline of opportunities and provide market intelligence, competitive insights, and customer feedback to senior leadership.
• Monitor customer requirements, market trends, commercial structures, and competitive activity across the digital infrastructure sector.
• Support commercial strategy development and portfolio positioning efforts.
Preferred Qualifications & Experience
• 5-10+ years of experience in data center leasing, customer origination, business development, commercial real estate, digital infrastructure, or related commercial roles.
• Demonstrated experience negotiating, structuring, and executing commercial lease transactions, preferably within the data center, digital infrastructure, industrial, or mission-critical real estate sectors.
• Experience with a leading data center developer, operator, REIT, or digital infrastructure platform (e.g., Digital Realty, Equinix, QTS, Vantage, Aligned, CyrusOne, CoreSite, etc.) and/or direct experience with a hyperscale, cloud, AI, or enterprise customer organization responsible for evaluating, negotiating, or sourcing data center capacity.
• Direct experience negotiating and executing hyperscale, cloud, AI, enterprise, or large-scale data center leasing transactions strongly preferred.
• Strong understanding of data center commercial structures, power considerations, development timelines, and customer requirements.
• Proven track record sourcing, pursuing, and closing complex, multi-stakeholder transactions.
• Strong relationship management, negotiation, communication, and presentation skills.
• Ability to manage multiple leasing pursuits simultaneously in a fast-paced environment.
• Experience working directly for a hyperscaler, cloud provider, AI company, or large enterprise infrastructure organization is highly desirable.
