Chief Operating Officer | Real Estate & Home Services | Southern California

Position at a Glance

Title: Chief Operating Officer

Reports To: Chief Executive Officer / Founder (Visionary)

Location: Newport Beach, CA - in-office / hybrid

Employment Type: Full-time, Exempt

Direct Reports: Department leads across operations, finance/accounting, property management, construction, Brokerage, and people functions-plus the leaders of newly launched business verticals.

Travel: Limited, primarily local property and client visits throughout Southern California.

The Role: Integrator, Innovator, Executor

The Chief Operating Officer is the operational backbone of the company. As the EOS Integrator, the COO is responsible for harmoniously integrating the major functions of the business, owning the company scorecard, leading the weekly Level 10 cadence, and ensuring the leadership team executes on its quarterly Rocks.

The COO will own the P&L and forecasting function, partner closely with the CEO on strategy, and lead the build-out of the people and systems infrastructure required to scale the team and the portfolio responsibly.

Applying the Science of Scaling, you will establish quantifiable product-market fit for every new venture, locking in repeatable, predictable, and measurable growth engines before hitting the gas. You must be heavily tech-savvy, leveraging AI, workflow automation, and modern tech stacks to ruthlessly eliminate inefficiencies. This role is ideal for an experienced operator who is energized by building, has a strong financial backbone, and knows how to lead through other leaders.

Key Responsibilities

Financial Command & Forecasting

  • Own the company P&L, monthly close partnership, and overall financial discipline.
  • Build and maintain rolling 13-week cash flow forecasts and a 24 to 36 month strategic financial model.
  • Develop unit-level economics by property, portfolio, and service line so the leadership team can make pricing, staffing, and acquisition decisions with clarity.
  • Lead the annual budget process and quarterly reforecast cycle, partnering with the CEO and external CPA or Controller as needed.
  • Establish margin discipline and pricing governance, including review cycles for all business lines.
  • Inform capital allocation decisions including hiring, technology investment, and potential acquisitions.

EOS & Execution Engine

  • Run the weekly Level 10 leadership meeting and own the company scorecard.
  • Facilitate quarterly Rocks planning and the annual planning session, ensuring goals are clear, measurable, and accountable.
  • Use IDS (Identify, Discuss, Solve) to drive issues to resolution rather than letting them recycle.
  • Maintain and evolve the Accountability Chart as the team grows from 30 to 60 employees.
  • Ensure every leader has clear roles, KPIs, and a defined seat in the organization.

People, Culture & Scaling

  • Lead organizational design for the doubling of headcount, including timing of hires, role definition, and reporting structure.
  • Partner with the people function (internal HR or external HR partner) to build a hiring engine that brings in the right people at the right time.
  • Establish performance management, scorecards, and quarterly conversations across the leadership team and key roles.
  • Manage compensation philosophy and career path frameworks that support retention through scale.
  • Coach and develop department leads, holding them accountable while building their capacity to lead at the next level.

Innovation & Cross-Company Operations

  • Drive operational excellence across leasing, maintenance, owner reporting, and tenant experience, extending this rigor to all newly launched home service verticals.
  • Optimize the property management technology stack and core workflows for efficiency and consistency. Implement AI and automation to multiply our output and break bottlenecks.
  • Own service-level expectations to property owners and partner with account leadership on retention and growth.
  • Ensure bulletproof compliance with California landlord-tenant law, Fair Housing, and all local Southern California municipal ordinances, partnering with legal counsel as needed.
  • Lead vendor management and risk management across the portfolio.

Strategic Execution

  • Translate the CEO's strategic vision into a clear one-year plan and 90-day priorities for the leadership team.
  • Identify and operationalize new revenue streams or service offerings as the business scales.
  • Lead integration of any acquired portfolios or businesses, including people, systems, and process alignment.
  • Serve as a sounding board and trusted second-in-command to the CEO.

Required Qualifications

  • Ten or more years of progressive operational leadership, including at least three to five years in a COO, VP of Operations, General Manager, or comparable second-in-command role.
  • Demonstrated experience scaling a service-based business through significant growth, including doubling headcount and 10Xing revenue within a similar timeframe.
  • Strong financial acumen with personal ownership of P&L, budgeting, forecasting, and cash management.
  • Direct experience operating as an EOS Integrator, or equivalent experience leading another operating system such as Scaling Up or company-wide OKRs.
  • Track record of building, developing, and when needed exiting team members. Comfortable making people calls.
  • Technological & AI Fluency: Proven ability to identify, implement, and leverage AI, automation, and modern enterprise software to drive operational excellence and scale.
  • Bachelor's degree in business, finance, or a related field.
  • Excellent written and verbal communication skills with the ability to lead through influence as well as authority.

Preferred Qualifications

  • Property management, real estate services, or multi-site service business experience within a larger holding company structure.
  • Familiarity with property management technology platforms such as AppFolio, Yardi, Buildium, or Propertyware.
  • MBA or comparable advanced degree.
  • Prior experience working directly with a founder Visionary in a closely held business.
  • Southern California market knowledge.

Compensation and Benefits

Compensation: $150,000 base salary.

Upside: Performance bonuses and profit share tied to company revenue and profit goals, taking total comp to $250,000+ for a top performer, plus additional upside as new business lines and companies within the ecosystem come online.
