Job Description
This position is responsible for representing the company in the construction management of projects within the portfolio. Responsible for the successful delivery and completion of new builds, tenant improvements, capital improvement projects, and maintenance/repair projects. Responsible for all project phases starting with preliminary design through project close out. Must be results oriented, focused on details, have strong communication and organizational skills, and thrive in a fast-paced, deadline driven environment.

Applicants must be based in the Greater Minneapolis/Saint Paul Area and should expect some hybrid remote/in-person work. Travel expectations on a sporadic basis.

ESSENTIAL FUNCTIONS
  • Customer Focus:
    • Ensures internal and external customer service is a top priority.
    • Understands the needs of customers and balances that with the needs of the business.
    • Manages multiple relationships at various levels within the organization (up, down, and across) and builds strong professional relationships outside the organization.
    • Makes timely decisions based on available information to ensure customer needs are met.
  • Budget Proposals:
    • Assists with preliminary budget estimates and outlines specifications for renovations and new construction.
    • Evaluates cost saving options for proposals by providing experience-based value engineering.
    • Develops and maintains historical cost and estimating databases.
    • Works with historical cost data and preliminary plans to estimate construction costs.
    • Ensures project costs Coordinate with development team to determine project feasibility.
  • Contract Coordination:
    • Coordinates the bid process for renovations and new construction.
    • Assists with preparation of bid documents, attends pre & post-bid meetings, and reviews bids for completeness.
    • Monitors project costs throughout construction, maintaining compliance with contract documents.
    • Evaluates and implements cost saving opportunities and delivers projects within established budget parameters.
  • Cost Control:
    • Manages construction related expenses.
    • Follows procurement guidelines and applies good business judgment to ensure projects meet expectations.
    • Communicates any projected out of guideline expenses to Chief Operating Officer and other appropriate managers to ensure cost effectiveness of project.
  • Design Standards:
    • Maintains company-wide multifamily design standards for unit interiors, common areas, amenity spaces, building exteriors, and site improvements.
    • Assists in the establishment of standardized finish packages and product selections that align with company brand objectives, operational requirements, and budget targets.
    • Periodically review and suggest updates to design standards based on market trends, resident preferences, maintenance performance, and construction cost impacts.
    • Ensure consistency of design implementation across new developments, renovations, rehabs, and capital improvement projects.
  • Capital Planning:
    • Collaborates with Operations, Facilities, and Asset Management teams to develop and maintain capital replacement plans for multifamily assets.
    • Leads the approval process from contracts to completion.
    • Prioritizes capital projects based on risk management, asset preservation, resident impact, and return on investment.
  • Scheduling & Coordination:
    • Assists in the establishment of the overall project schedules and acts as primary on-site project leader to ensure completion of projects are both cost effective and within budget guidelines.
    • Reviews and maintains project status and coordinating with the Lead Developer to direct the general contractor.
    • Serves as the main contact for resolving scheduling and contract document conflicts.
  • Compliance:
    • Responsible for ensuring that designated construction partners meet federal, state, municipal and brand standards for all renovations and new construction.
    • Addresses any deficiencies in a prompt manner and keeps necessary parties apprised of situation.
    • Where applicable, also ensures all projects are compliant with workforce participation goals.
  • Contractor Relations:
    • Develops and maintains strong and professional relationships with the general and subcontractor market.
    • Is respectful yet courageous in resolving any concerns or disputes and manages risk and liability for company.


Experience and Skills
Education & Experience
  • 10+ years of industry experience within residential real estate; or an equivalent number of years of education and real estate management experience.
  • Bachelor's degree in construction management, engineering, or related field or equivalent experience in real estate construction management required.
  • Prefer prior multifamily general contracting construction services experience of similar size, stature, and reputation for outstanding service.


Required Skills & Abilities
  • Must have proven level of detail orientation, organizational skills and the ability to handle multiple projects.
  • Must have the ability to communicate professionally and diplomatically with people at all levels of trade, business professionals, consultants and government officials.
  • Ability and willingness to travel on a sporadic basis is required.
  • Must be computer literate and proficient in spreadsheet and scheduling applications.
  • Must have a good understanding of federal, state, municipal guidelines and brand standards as well as building, health department, and energy codes. Familiar with AIA documents and project management software.


WORK ENVIRONMENT
  • This job operates in a professional office environment or on the construction job site.
  • This role routinely involves standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment, quiet to moderate noise level.


PHYSICAL REQUIREMENTS
  • Must be able to sit or stand at a desk for up to 8-hours per day. Walking on the job site is also required. Length of time of these tasks may vary from day to day and task to task.
  • Must have the ability to move around freely throughout the property and office, and necessity varies from day to day.
  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • Must be able to lift over 50 lbs, occasionally.
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, and hearing ability and visual acuity.
  • May occasionally require work to be performed in an outdoor setting and may be exposed to cold, wet, hot, or humid conditions.

Compensation and Benefits

Pay Range: $$105k-$135k annually + annual bonus opportunity. Pay is based on several factors which vary based on position; including experience, skills, and knowledge the selected individual is bringing to the specific job.
