Business Development Manager is responsible for driving new corporate revenue for Sitton and managing and growing Sitton's existing corporate and portfolio relationships.

Compensation Information:$90,000 annually plus bonus
Responsibilities:- Proactively identify, prospect, and pursue new corporate opportunities through outbound marketing, industry networking, referrals, trade associations, and Sitton-provided market data and tools.
- Develop and execute account-specific business development plans to convert target companies into new Sitton corporate clients.
- Prepare and deliver accurate, competitive quotes and pricing proposals for new and existing corporate opportunities in partnership with branch General Managers, pricing, and operations.
- Draft, negotiate, and manage corporate services agreements, pricing schedules, program terms, and renewals in partnership with Sitton leadership and Legal/Finance as needed.
- Own the full lifecycle of assigned corporate and portfolio accounts, including onboarding new locations, expanding program adoption across a client's portfolio, and renewing or extending existing agreements.
- Serve as the primary point of contact and relationship owner for assigned California and California-relevant national corporate and portfolio accounts, building trusted relationships with property management and ownership decision-makers.
- Educate internal Sitton stakeholders, including branch General Managers, Operations, Customer Service, and Billing, on new and existing corporate program terms, pricing, and requirements.
- Coordinate the rollout of new corporate programs across affected Sitton branches, ensuring consistent execution, service levels, and adherence to program terms.
- Partner with manufacturer and supplier partners on product selection, program pricing, rebate programs, and co-marketing opportunities that support corporate account growth.
- Partner with Sitton branch operations and installer resources to confirm capacity, service levels, and quality support the commitments made under corporate program agreements.
- Collaborate with marketing and other go-to-market (GTM) partners on outbound campaigns, collateral, and lead-generation activity supporting corporate account acquisition.
- Track and report on account-level activity, pipeline, revenue, and profitability performance; provide regular, accurate updates and forecasts to Sitton leadership.
- Monitor account- and program-level gross margin performance and partner with branch General Managers, Finance, and pricing to protect and improve account profitability.
- Represent Sitton at industry trade shows, conferences, and multifamily association events to build brand awareness and generate new corporate leads.
- Maintain accurate, current records of account activity, contacts, and pipeline status.
Qualifications:- Bachelor's degree in business, sales, marketing, or a related field preferred; equivalent experience considered.
- Five or more years of progressive business-to-business sales, corporate accounts, or national accounts experience; experience serving multifamily housing, property management, or building products/services industries strongly preferred.
- Demonstrated ability to independently develop and close new corporate accounts and to manage complex, multi-location client relationships.
- Strong contract development, negotiation, and management skills, including pricing, program terms, and service-level commitments.
- Working knowledge of the California multifamily property management market, including key ownership and management companies, regional submarkets, and California-specific rental housing requirements affecting turn and renovation work; working knowledge of the broader multifamily flooring, turn, renovation, or related facilities-services markets preferred.
- Existing relationships or network within California multifamily ownership and property management companies a plus.
- Proven consultative or solution-based selling skills and a track record of meeting or exceeding revenue and account growth goals.
- Strong quantitative and analytical skills, with the ability to build and interpret quotes, pricing models, margin analysis, and performance reports.
- Excellent verbal, written, and presentation skills, with the ability to present confidently to senior property management and ownership executives.
- Proficiency with CRM systems (e.g., Salesforce), Microsoft Excel, PowerPoint, and Outlook.
- Ability to work cross-functionally and build consensus with branch General Managers, Operations, Billing, Customer Service, and Supplier and Installer partners.
- Self-directed, organized, and able to manage a national travel schedule and multiple concurrent opportunities and accounts.
- Valid driver's license and ability to travel by air and by car as required.
