About the Role:

As a CBRE Associate Property Manager, you are responsible for working with the Property Manager or higher staff in managing all aspects of a single property or portfolio of commercial, industrial, or retail properties including marketing, operations, and financial activities in accordance with the property management agreements and CBRE policies.

This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

What You'll Do:

  • Use independent discretion, respond to tenant needs ensuring that administrative and building technical staff resolve problems promptly and/or contracts for vendor services as required. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Perform periodic regular property inspections. Based on independent review and assessment, recommend to clients and/or approve on client's behalf the alterations, maintenance and reconditioning as necessary. Contract for and supervise vendor services as required.
  • Manage and give approvals for accurate payment of vendor invoices on behalf of the property owner in compliance with the management agreement and CBRE policies
  • Manage the preparation of and give approvals on accurate tenant billings.
  • At owner's discretion, market the property, showing space to prospective tenants. Coordinate tenants' move-ins and move-outs, and "walks-through" spaces with tenants and tenant improvement department.
  • Act as key contact with property owners to ensure that objectives as being met. Prepare and deliver timely, accurate and complete reports.
  • Develop and control annual budgets for operating and capital expenses based on operating knowledge of the property/portfolio. Forecast management plans and prepare monthly performance, explaining variances.
  • Collect rent and pay expenses in compliance with lease terms. Obtain account receivable aging reports and independently initiate procedures to address tenant delinquencies. Prepare all required legal notices. Recommend and coordinate legal action as necessary.
  • Develop business relationships through membership and participation in professional, industry/trade and civic organizations.
  • Execute all areas defined as part of the Property Manager job description duties in the absence of the Property Manager.
  • Apply general knowledge of standard principles and techniques/procedures to accomplish assigned tasks and solve routine problems.
  • Have a broad knowledge of own job discipline and some knowledge of several job disciplines within the function.
  • Lead by example and model behaviors that are consistent with CBRE RISE values.
  • Maintain transparency in task and project status to ensure continuity across team members and portfolios.
  • Impact the quality of own work and the work of others on the team.
  • Work primarily within standardized procedures and practices to achieve objectives and meet deadlines.

What You'll Need:

  • Bachelor's Degree preferred with 2-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Washington State Real Estate license.
  • Understanding of existing procedures and standards to solve complex problems.
  • Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Strong organizational skills with an inquisitive mindset.
  • Demonstrated experience with commercial property management platforms, including Yardi, MRI Software, and Kardin or similar enterprise-level systems. Supporting lease administration, key critical dates, preparing abstracts, and vendor's compliance meeting client's insurance, licensing, and W-9s requirements. Preparing monthly financial reports, accruals, and rent escalations. Preparing annual budgets and CAM reconciliations. Task & workflow management tracking critical dates and project milestones. Maintaining clean, accessible records and organizing information so others can step in without disruption
  • The ideal candidate is highly organized, detailed oriented, and capable of utilizing and implementing structural systems to track tenant requests, financial deadlines, vendor coordination, and capital projects.
  • Cross-Portfolio collaboration is key, and success depends on proactive engagement with a broader team environment and showing a willingness to collaborate with team members across multiple properties using Microsoft Teams and real-time problem-solving discussions.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Associate Property Manager position is $80,000 annually [or $38.45 per hour] and the maximum salary for the Associate Property Manager position is $85,000 annually [or $40.86 per hour]. The compensation yield to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
