Associate Director, Asset Services

Job Description Summary

The Associate Director role is responsible for the regional oversight of a regional or national portfolio comprised of retail, office and industrial assets. This position will have a number of director reports, either General Managers or Property Managers, and will be responsible for providing timely, consistent, and accurate flow of information required to operate the portfolio in order to meet the clients’ and company objectives. The role acts as the first point of contact for integrating service platform for the client, as well as ensuring that accounting practices are sound and consistently applied. The Associate Director will provide the general and financial information required for other members of the leadership team to make informed decisions and to carry out their operating responsibilities.
The Associate Director will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies.

Job Description

Essential functions and responsibilities

• Provide leadership for markets which are geographically or functionally distinct and demonstrate ability to implement business unit strategy, develop and maintain both a communication style and relationship that fits the client’s preferred style and demonstrate proactive customer service regarding all aspects of account management.
• Act as a liaison between different internal departments, including leasing and accounting
• Participate in the preparation and approval of annual budgets and any revisions thereto and also oversee operating compliances with budget approved by clients.
• Ensure administration of property and liability insurance requirement, ensure compliance with the purchase order system, contracts, general policies and procedures, and accounting requirements established by clients, and oversee the billing process, including payment of invoices and disbursement of funds. Monitor cash flow and/or cash requirements in conjunction with the Property Manager to assure efficient use of cash
• Regularly visit properties and act as a support to the site teams.
• Conduct annual performance evaluations and career path discussions. Oversee and ensure that all property management and maintenance staff receive an annual performance evaluation.
• Analyze and make recommendations regarding property staffing needs, personnel performance issues, salary administration, personnel promotions and training and career development
• Performs other related duties as required or requested.
• Follows established methods and procedures, but may have freedom to determine priorities for completion
• Leads/Assigns/Delegates tasks with Property Managers and General Managers

Important education

• Bachelor’s Degree in Business or related discipline

Important experience

• 8+ years of supervisory experience, and CPM and/or RPA comparable experience in a senior leadership role.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $ 136,000.00 - $160,000.00
