Responsibilities

As an Associate - Asset Management with Hines, you will be a critical part of the Asset Management team conducting analyses and taking on asset management responsibilities for an individual asset, with guidance. You will support all new acquisitions and existing assets across office, industrial, retail/mixed-use, and residential product sectors. In addition to working across real estate product types, this role includes exposure to several leaders in Asset Management at Hines. Responsibilities include, but are not limited to:

  • Client-centric Strategic and Financial Leadership: Work with the Leasing and Operations/Property Management teams to support development of short-and-long-term strategies designed to maximize the value and optimize customer satisfaction at each asset. Review property cash flow models and investment returns. Perform periodic valuations of each asset in conjunction with Finance; Finance will complete the valuation with Asset Management responsible for authoring the underlying model that reflects current contractual revenues, operating expenses, as well as projections for speculative income and related costs, capital expenditures, market-based growth assumptions, etc. You will be responsible for generating the underlying model with analyst support, as applicable.
  • Asset Management: Address day-to-day and mid-level issues; communicate high-level issues along with recommended solutions upstream within the Asset Management organization.
  • Performance Monitoring and Evaluation: Evaluate the asset's performance against budget, informing Director-Asset Management of variances. Understand the current value and projected future performance of each asset within the context of investor goals, objectives and benchmarks; develop hold/sell analyses for Asset Management leadership review.
  • Goal Setting and Accountability: Create periodic property valuation analyses for each asset, coupled with appropriate supporting market analysis. Work with Leasing and Operations/Property Management functions to develop detailed leasing objectives, operating and financial budgets, project plans, and annual plans, for presentation to Asset Management leadership.
  • Data-Driven Decision Making: Monitor property operating and financial performance to ensure established goals and objectives are being achieved. Discuss material variances with Property Management and Accounting functions; determine key drivers creating variances and report same to Director-Asset Management with proposed solutions.
  • Entrepreneurial Creativity: Actively interact with Operations/Property Management to generate best in class concepts to elevate customer experiences at Hines assets. Challenge the status quo. Supervise execution of capital projects and tenant improvements.
  • Smart Risk-Taking: Ensure that partnership and loan document requirements are satisfied. Assist on-site PM teams across all responsibilities (e.g., leasing, project management) when required.
  • Data-Informed Decisions: Review all monthly, quarterly, and annual property reporting required by Owner and Lender, and provide review comments to Director - Asset Management.
  • ESG/Sustainability: Support directors by conducting research on ESG and sustainability best practices; assist in implementation of ESG and sustainability measures and gather data to measure outcomes.
  • Senior Leadership: Assist in the review of valuation models (Argus and Excel) and acquisition underwriting models; perform updates on an ongoing basis.
  • Cross-Functional Collaboration: Conduct due diligence and assist in closing new business pursuits. Work effectively with business generation colleagues and perform optimally under various leadership styles.
  • Influence: Comply with all Hines policies and procedures. Energize Analyst teammates through approachable leadership and rigorous work ethic. Develop relationships with and inspire on-site property teams to operate efficiently while prioritizing the needs of investors and customers.

Qualifications

Minimum Requirements include:

  • Bachelor's degree in Business Administration or equivalent from an accredited institution.
  • Two or more years of experience in the commercial real estate industry with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans.
  • Proficiency with Microsoft Office and Argus valuation software essential.
  • Proficiency with Entrada, AIRM/Real Page, REBA, RedIQ preferred
  • Provide leadership and mentorship for team development.
  • Possess the highest degree of integrity. Be a risk taker.
  • Effective interpersonal communication (verbal and written) and listening skills.

About Hines

The Birmingham Small Arms Company Limited was a major British industrial combine, a group of businesses manufacturing military and sporting firearms; bicycles; motorcycles; cars; buses and bodies; steel; iron castings; hand, power, and machine tools; coal cleaning and handling plants; sintered metals; and hard chrome process. After the Second World War, BSA did not manage its business well, and a government-organised rescue operation in 1973 led to a takeover of such operations as it still owned. Those few that survived this process disappeared into the ownership of other businesses. BSA began in June 1861 in the Gun Quarter, Birmingham, England. It was formed by a group of fourteen gunsmith members of the Birmingham Small Arms Trade Association specifically to manufacture guns by machinery. They were encouraged to do this by the War Office which gave the BSA gunsmiths free access to technical drawings and to the War Office's Board of Ordnance's Royal Small Arms Factory factory at Enfield. New machinery developed in the USA installed at Enfield had greatly increased its output without needing more skilled craftsmen. This new machinery brought to Birmingham the principle of the interchangeability of parts.
