We are seeking a dynamic and experienced
Area Manager - Multifamily Operations to oversee one of our flagship residential communities in Jersey City. This role will lead operations for a large-scale, 1,100+ unit property and is ideal for a strong operator who thrives in a high-volume, fast-paced environment.
Position Overview
The Area Manager is responsible for the overall operational, financial, and team performance of a large multifamily community. This individual will ensure the property operates efficiently, meets financial goals, and delivers an exceptional resident experience aligned with BLT's brand standards.
Key Responsibilities
Leadership & Team Development
- Recruit, hire, and develop high-performing property management and maintenance teams.
- Provide coaching, feedback, and conduct performance evaluations for direct reports.
- Foster a culture of accountability, teamwork, and operational excellence.
- Partner closely with on-site leaders to build an engaged, service-driven team environment.
Operational Management- Oversee daily operations of a 1,100+ unit multifamily community.
- Ensure compliance with company policies, safety protocols, fair housing regulations, and local laws.
- Conduct routine inspections to maintain property standards, curb appeal, and asset quality.
- Manage vendor relationships and ensure high-quality service delivery.
Financial Performance- Drive achievement of NOI and P&L goals for the property.
- Monitor occupancy, leasing trends, rent collections, and expenses.
- Analyze financial performance and implement strategies to improve results and control costs.
Leasing & Marketing- Partner with marketing to execute property-level marketing plans and initiatives.
- Support leasing strategies to optimize traffic, conversion, and retention.
- Monitor market conditions and competitive positioning to ensure strong performance.
- Oversee resident events and promotional initiatives to enhance community engagement.
Resident Experience- Ensure delivery of exceptional customer service and high resident satisfaction.
- Address escalated resident concerns with professionalism and urgency.
- Maintain a visible and active presence within the community.
Technology & Reporting- Utilize AppFolio and other systems to manage operations, financials, and reporting.
- Track key performance indicators and provide insights to leadership.
- Support reporting and data analysis to drive continuous improvement.
Qualifications- Bachelor's degree in Business, Real Estate, Hospitality, or related field (or equivalent experience).
- 5+ years of experience in multifamily or hospitality property management.
- 3+ years of experience managing large communities or leading property teams.
- Experience overseeing high-unit-count properties (500+ units preferred).
- Strong leadership, communication, and organizational skills.
- Proficiency in Microsoft Office and property management systems; AppFolio preferred.
