Role Summary

The VP, Asset Management will report directly to the SVP of Asset Management, with a dotted line partnership to other leaders for shared accountability in the business plan and investment performance of assigned assets. The VP, AM will quarterback their portfolios and bear responsibility for bringing analytical rigor to key value-maximization decisions around major leases, capital investments, and timing of dispositions. They will also provide leadership around resolving operational challenges at the asset (incl. environmental, A/R, and entitlements) and drive strategies to manage these challenges portfolio-wide. The position entails supervision, mentoring, coaching, and development of junior team members. The VP, AM is a senior leader on the team and will take on teamwide responsibilities such as managing teamwide workstreams, representing the team on cross-departmental initiatives, and constant mentorship of junior team members. This is a high visibility role, with consistent and impactful interaction with executive leadership at Perform and Blackstone. Travel to assets is required. This role is in the office, 5 days a week Monday-Friday. Essential Job Functions

Investment Cash Flow Modeling - Collaborate with market leadership, leasing, operations, and other teams to oversee analytical team to build accurate cash flow models for each asset and investment. Provide thought leadership around assumptions and key drivers of return on investment. Monitor performance to plan, identify and report on key variances to underwriting and budget to provide recommendations to executive leadership.

Strategic Financial Analysis - Lead strategic and quantitative analyses, which includes but is not limited to hold/sell decisions, evaluation of major leases, and major capital decisions.

Liquidity / Cash Management - Own cash models and manage portfolio liquidity needs; anticipate cash management issues and provide timely reporting to market leadership and executive teams.

Asset-Level Projects - Identify and implement priority value-add projects in alignment with underwriting and asset business plans.

Dispositions and Due Diligence- Provide asset and investment level leadership in coordination with Transactions team to facilitate due diligence and closings for dispositions and debt financings including coordination of information and materials with various parties (buyers, sellers, lenders, brokers, and attorneys), as well as internal partners (Finance, Operations, Leasing, Construction, and Legal). Review and sign off on due diligence materials and closing statements.

Organization and Communication - Drive collaboration, organization and communication of key work products and information to articulate asset strategy and execution updates to Perform leadership and Blackstone.

Cross-functional Collaboration & Leadership - Coordinate and collaborate with counterparts in Leasing, Construction, Property Management, and Finance to drive alignment on asset strategy and execution. This collaboration can be seen via underwriting, budgeting, performing ad-hoc analysis, prepping for disposition, or day-to-day operational asset management.

Manage and Mentor Team - Orchestrate work and foster development of team such that work is produced effectively and junior colleagues learn and grow. Provide exceptional mentoring and coaching to people beyond direct reports.

Qualifications

  • Degree in finance, economics, mathematics, engineering, or equivalent quantitative-based field


  • More than 10 years of commercial real estate experience from a real estate investment firm with significant experience in open-air retail, including at least 3 years managing people.


  • Excellent written and verbal communication skills


  • Translates complex technical concepts to understandable business terms


  • Ability to work independently, handle multiple projects and meet deadlines


  • Ability to do advanced Excel modeling and deep knowledge of Argus Enterprise


  • Strong understanding of real estate fundamentals, financing, valuation, transactions, asset management, and leasing.


  • Demonstrated success in collaboration, creative thinking, and ability to learn new concepts quickly

Base Salary Range: $200,000-$250,000. This represents the presently-anticipated low and high end of the Company's base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
