Position OverviewThe
Valuation Specialist is responsible for performing and supporting a broad range of commercial real estate valuation and appraisal assignments for financial reporting, risk assessment analysis and portfolio valuation. This role works closely with project sponsors, internal stakeholders, and market participants to review and reconcile appraisal valuations, validate collateral and analyze changes in value year over year. The position requires strong analytical capabilities, attention to detail, and the ability to communicate valuation findings clearly and effectively.
Summary of Primary Duties and ResponsibilitiesThe
Valuation Specialist is an LA-based position on a hybrid schedule with at least two (2) days in-office. This position will report to the
Director, Risk Management. While not an exhaustive list, the
Valuation Specialistwill be responsible for:
- Execute commercial real estate valuation and appraisal assignments for financial reporting, risk assessment analysis and portfolio valuation.
- Analyze appraised values for different commercial property types and real estate interests using recognized appraisal methodologies and industry standards.
- Gather, verify, and analyze property-specific, market, and economic data to support valuation conclusions.
- Conduct market research, including sales, leasing, operating expense, capitalization rate, and demographic analyses.
- Independently interact with clients, brokers, property managers, and other market participants to obtain relevant information and market intelligence.
- Review and interpret leases, operating statements, rent rolls, property tax records, budgets, and other property-level documentation.
- Evaluate industry surveys, market benchmarks, economic indicators, and demographic trends impacting property values.
- Reconcile valuation changes from historical valuations.
- Assist in preparing valuation analyses and reporting
- Present valuation findings, assumptions, and conclusions in a clear, concise, and defensible manner.
- Collaborate with team members across multiple markets and geographic regions to ensure consistency, quality, and timely project delivery.
- Support quality control reviews and ensure accuracy and completeness of valuation assignments.
Education and Experience- Degree in Real Estate, Finance, Business Administration, Economics, Accounting, or a related field preferred.
- 3 to 5 years of relevant commercial real estate valuation, appraisal, consulting, or real estate analysis experience.
- Experience performing valuation reviews for institutional-quality real estate assets preferred.
- Experience supporting reporting and portfolio valuation assignments preferred.
- Strong understanding of commercial and construction real estate valuation principles and appraisal methodologies.
- Knowledge of reporting valuations, replacement cost, collateral allocation, portfolio valuations, and lending-related appraisals.
- Ability to analyze financial, operational, and market data.
- Strong research, analytical, and problem-solving skills.
- Excellent verbal, written, and presentation skills.
- Exceptional attention to detail and organizational abilities.
- Ability to manage multiple assignments while meeting deadlines in a fast-paced environment.
- Proficiency in Microsoft Office applications, including Excel, Word, PowerPoint, and Outlook.
- Ability to work both independently and collaboratively within a team environment.
- Commercial Real Estate (CRE) valuation and appraisal experience across multiple property types.
- Understanding of market trends, capital markets, and real estate investment strategies.
CompensationThis position is exempt full-time, with salary range:
$90,000 - $110,000 depending on experience level, plus discretionary bonus potential.
