POSITION TITLE: Director of Facilities - HVAC & Mechanical Services - FT EJ ($93,100 - $148,800)POSITION CLASSIFICATION: UntenuredGENERAL DESCRIPTION:The Director of HVAC & Mechanical Services is the senior most level HVAC position responsible for the strategic leadership, operational reliability, and performance of all (HVAC) equipment, BAS, and energy management systems for all Tampa Sports Authority Facilities including Raymond James Stadium, Golf Courses, Tournament Sportsplex, and Fieldhouse.
The Director of HVAC & Mechanical Services shall be responsible for the management, coordination, and supervision of all HVAC Staff and contractors managing the day-to-day activities of TSA facility HVAC and BMS to ensure operations are managed efficiently while supporting daily activities and events held at all TSA facilities.
In addition, the Director of HVAC & Mechanical Services shall assist in the research, development and implementation of operational policies and procedures designed to promote efficiency of operation, quality of service and a safe work environment. Travel to all Tampa Sports Authority properties will be needed to properly fulfill the duties of the position.
POSITION REPORTS DIRECTLY TO: Vice President of Facilities ServicesJOB RESPONSIBILITIES:- Oversee the day-to-day operational policies and procedures for the HVAC Department and provide overall administrative supervision of HVAC staff overseeing the planning, organizing, scheduling, assigning, monitoring, operating, analyzing, and work assignments at all Tampa Sports Authority facilities. Assures the highest quality service to all tenants by overseeing established goals for HVAC Department personnel.
- Identifies, assigns, approves and participates in repairs and maintenance activities related to the repair, preventative maintenance, calibration, testing, modification and troubleshooting at the component level on heating, ventilation, air-conditioning, refrigeration, life safety and BMS control systems and equipment.
- Oversees and maintains, schedules, operates mechanical, refrigeration, BAS control systems, and equipment. Supports staff in locating and correcting mechanical, refrigeration or BMS control failures and supervise the repairs. Plans and estimates costs of repairs on mechanical and control systems, equipment.
- Coordinates with other departments in repair and maintenance activities as required related to plumbing, electrical and fire monitoring systems.
- Participates in the interviewing, hiring, training, coaching and development of the HVAC - Mechanical Services Department personnel and private contractors in accordance with established guidelines and procedures. Ensure the development, ongoing improvement, and implementation of formalized training and education programs for the HVAC - Mechanical Services Department.
- Conduct regular facility inspections to review facility, mechanical systems, building automation system, energy management systems, and related life safety systems. Share findings and observations with senior leadership and provide feedback to staff to assist in maintaining a superior level of facility function. Review and recommend equipment, supplies and materials required to provide services to Authority and their clients.
- Coordinate departmental participation in the automated preventive maintenance program; ensure department compliance and maintenance of equipment/systems database utilizing the CMMS across all TSA Facilities.
- Attend and participate in meetings necessary for conducting internal and external business. Participate in employee committees and staff meetings emphasizing team management, high morale, and quality service to Authority customers. Conduct meetings with staff to share relevant information and gain feedback relating to methods to improve service to customers, both internal and external, and to ensure efficient operations of all facilities for events.
- Coordinate, maintain and act as a liaison with outside organizations, other governmental departments, private firms, clients, mechanical and BMS control service contractors, to include, but not limited to HVAC, building control, energy management, lighting control, electrical distribution, equipment rental, environmental agencies, construction services and other miscellaneous trades who use or repair HVAC and Mechanical Services for the facilities and events.
- Write timely, accurate bid specifications for departmental purchases. Create and code requisitions as needed. Review and approve HVAC - Mechanical Services staff schedules, coverage levels, departmental purchases, and contractor invoices. Follow all appropriate purchasing procedures accurately.
- Participate in budget meetings and provide input relating to expenditure projection. Verify proper coding of all HVAC - Mechanical Services department requisitions to ensure accurate accounting and sufficient data for appropriate planning and expenditure projecting.
- Provide event support or feedback on event preparations as needed or assigned by the VP for Facility Servies
- Provide leadership on continuous improvement and team building efforts. Conduct and maintain performance evaluation and professional development programs for subordinate personnel. Counsel subordinate personnel as required to manage personnel issues. Conduct internal investigations as required by any on-going disciplinary process and recommend and/or administer discipline as required.
- Provide feedback and support in the planning, analysis and oversight for facility capital, construction, and/or renovation projects.
- Seek out, develop, and assist in the participation in industry related associations and trade shows in support of quality service to our clients. Keep abreast of innovations, improvements in procedures, and developments within the operational aspects of our industry to seek better methods to improve efficiency, levels of service, personnel performance, and reducing operating costs.
- Provide a safe environment free of harassment for department employees and ensure compliance with all Authority policies, applicable OSHA standards and local, state, and federal laws including the Americans with Disabilities Act of 1990.
- Use technology to enter and retrieve information and prepare reports as required. Create and maintain facility HVAC - Mechanical Services department records to ensure that all facilities department personnel, equipment, and supplies are accurately maintained.
- Perform other duties, functions, special projects, and responsibilities, as assigned.
general requirements:- The Director of HVAC - Mechanical Services shall be knowledgeable in all administrative and operational rules, procedures, and programs of the operations department
- Position requires willingness to be in an on-call status and ability to work irregular schedules, including evenings, weekends, and holidays; the performance of work assignments may not be directly related to job specifications. Adjustments of shifts, overtime, breaks, etc. may be required upon short notice.
- Ability to diagnose HVAC equipment using laptop and handheld devices. Ability to read and understand mechanical and electrical drawings, diagrams, and schematics.
- Position requires ability to interact with fellow employees, clients, the general public and outside vendors in a courteous, cooperative, and professional manner.
- Maintain a high public image, positive attitude and demeanor when performing a service for customers and the general public in the facilities.
- Monitor work activities of all contract vendor services required. Ensure accuracy of contract billings.
- Exceptional organizational and interpersonal skills including the ability to motivate others.
- Knowledge of CPR (Cardiopulmonary Resuscitation and the ability to use an AED (Automated External Defibrillator).
- Ability to demonstrate excellent oral and written communication skills in the English language.
- Ability to walk or stand for long periods of time. Ability to work in high places. Ability to lift over 50 lbs. and work in non-conditioned environment.
- Valid driver's license and ability to operate mechanical and powered maintenance equipment including forklifts, high-lifts, and scissor lifts.
- Thorough knowledge of building HVAC and mechanical systems operation and maintenance.
MINIMUM QUALIFICATIONS:- Minimum High School graduate or equivalent GED with completion of an accredited two (2) year technical education program. Work experience in operation, maintenance, and repairs of HVAC and mechanical systems may serve as substitute based on two (2) years' experience for one 1 year of technical school.
- Eight (8) years of experience in operation, maintenance, and repairs of HVAC and mechanical systems.
- Three (3) years of supervisory experience derived from a large public venue.
- Ability to demonstrate thorough knowledge of operation, maintenance, and repairs of HVAC and mechanical systems maintenance and repairs derived from a large public venue.
- Must obtain a universal EPA certification within twelve (12) months of start and maintain at all times
- Thorough knowledge of computer systems and software's.
