Summary Description
Independently. originates and develops new business for the BAS Service group by combining hands-on technical expertise in building automation, controls, and instrumentation with consultative relationship development. Owns and is accountable for an annual bookings goal, building and maintaining a self-generated pipeline of service agreement, system upgrade, environmental monitoring, and control panel fabrication opportunities across life sciences, federal, industrial, and commercial markets. Serves as a technical liaison between clients and Tri-M service and engineering teams, ensuring proposed solutions are accurate, profitable, and deliverable.
Duties and Responsibilities
Essential:
- Complies with all Tri-M and customer safety policies and procedures
- Complies with all Tri-M employment policies and procedures and meets company standards of conduct and appearance
- Independently originates new service, upgrade, and integration business in markets that complement the BAS Service group's offerings, including life sciences and pharmaceutical, federal, industrial, and commercial facilities.
- Owns an annual bookings goal established with the BAS Service Manager and is accountable for pipeline development, pursuit strategy, and results against that goal.
- Builds pipeline through proactive prospecting, networking, and direct outreach rather than reliance on inbound requests or existing work orders.
- Works closely with the BAS Service Manager on developing a targeted list of key accounts and pursuit strategies.
- Performs proper pre-qualification of new business, pursuing "true" opportunities.
- Leverages hands-on technical expertise in building automation, controls, and instrumentation to establish credibility and trust with facility, engineering, and quality stakeholders.
- Locates key decision makers within targeted organizations and establishes relationships through consultative, technically informed engagement.
- Grows recurring service revenue, including preventive maintenance agreements, service contracts, system upgrades, and environmental monitoring system opportunities.
- Develops opportunities for UL 508A control panel fabrication and controls integration work performed by the BAS Service group.
- Conducts site surveys and assessments of existing building automation and control systems, and assists in developing upgrade and migration paths.
- Prepares material and labor cost estimates for budgetary purposes and prepares formal, professionally written proposals.
- Maintains an up-to-date sales pipeline report and reviews with supervisor on a bi-weekly basis.
- Works closely with BAS Service supervisors and engineering staff to ensure a thorough, accurate scope and design is prepared for all proposed work.
- Conducts formal follow ups on all completed work, ensuring customer satisfaction and capturing additional service opportunities.
- Maintains knowledge of the latest building automation, controls, and instrumentation technologies and market trends.
- Coordinates with other Tri-M account management and business development staff to ensure overall synergies and cross-selling opportunities are identified.
Job Requirements
Skills/Education:
- College degree in Engineering, Instrumentation, Business, or a related field a plus, or equivalent experience.
- Minimum of 8 years of combined technical and customer-facing experience in building automation, instrumentation, controls, or a related electrical specialties field.
- Demonstrated track record of independently originating and closing new business.
- Hands-on field background in instrumentation, calibration, environmental monitoring systems, or building automation systems strongly preferred.
- Working understanding of service labor pricing, margin structures, and the difference between recurring agreement revenue and one-time project revenue.
- Industry certifications such as ISA CCST, BICSI, or equivalent a plus.
- Established relationships within regional life sciences, industrial, or institutional facilities a plus.
- Strong written and verbal communications skills a must.
- Must be confident and possess the ability to build strong, long-term relationships.
- Excellent customer service skills and outstanding presentation skills.
- Intermediate to high level of computer literacy including MS Office, MS Outlook, and CRM/database management.
- Strong organizational and prioritizing skills.
- Must have reliable transportation to and from the assigned work location/office.
- Must maintain a valid driver's license and good driving record.
- Proven ability to develop opportunities with new or existing customers and maximize revenue from a portfolio of key accounts.
- Ability to quickly develop a rapport based on trust.

Physical Requirements:
- Working a minimum of 40 hours/week.
- Sitting 6 to 8 hours/day.

- Vision adequate for computer use and reading.
- Hearing adequate for phone use.
- Standing, climbing, kneeling, reaching, bending, twisting, and walking as needed to perform site surveys to collect data for project design.
- Balance adequate for climbing ladders, scaffolds, and lifts.
- Environmental factors include working in: temperature extremes of 0 F to 100 F up to 8 hours inside or outside; atmospheric exposure to dust, gases, fumes, odors; and poor ventilation in confined spaces.
- Special hazards include exposure to mechanical, electrical, chemical, and explosive hazards.
- Personal protective equipment includes use of hard hat, safety glasses, steel-toed shoes, gloves and hearing protection.
