SummaryThe King County Facilities Management Division is seeking a
Supervisor III to join the Building Operations/Facilities team.
The Building Operations Section (BOS) Supervisor III plays a key leadership role within the Facilities Management Division (FMD), driving high-level coordination and frontline service excellence across a diverse portfolio of commercial facilities. In this position, you'll guide and elevate the work plans and performance standards of multiple skilled trade teams-mechanical and beyond-ensuring their impact is felt across every building we support. You'll motivate and empower employees to serve as standout FMD ambassadors, helping teams perform at their best while championing our organizational vision in a fast-evolving environment. As a Supervisor III, you will help cultivate an inclusive, collaborative, and learning-focused workplace where teamwork thrives and organizational efficiency continues to grow.
Job DutiesSCOPE OF JOB DUTIES: The successful candidate will demonstrate skill and/or ability at a minimum to:
- Lead and energize multiple trade work units by developing and executing bold annual programs, objectives, and long-range operating plans across diverse facilities.
- Drive budget and staffing strategies, ensuring strong fiscal stewardship and effective workforce planning in partnership with Division leadership.
- Perform thorough building inspections inside and out; quickly identify system issues, prioritize repairs, and clearly communicate findings.
- Take charge during building emergencies, assess risks, act fast, and recommend decisive solutions that protect employees and keep operations running.
- Champion majors in repair and improvement projects by crafting plans and specifications, guiding trade teams, and delivering high-quality results.
- Produce sharp, informative technical reports, budget proposals, and leadership-ready communications.
- Strengthen capital project planning through accurate cost estimating, smart scheduling, and hands-on monitoring of in-housework.
- Lead and support personnel management: performance evaluations, discipline, conflict resolution, and constructive responses to grievances.
- Elevate workplace excellence by directing safety and training programs and driving improvements in work quality, customer service, and employee satisfaction.
- Mobilize BSS teams during emergencies and track facility energy use to boost operational efficiency.
Experience, Qualifications, Knowledge, SkillsWE ARE LOOKING FOR CANDIDATES WHO:- Have commercial building or public works operations management experience including supervisory experience in a high-paced, complex, industrial facility atmosphere managing staff involved with a variety of mechanical building operations or public works operations, and customer service support.
- Have experience in developing or implementing safety programs, including a demonstrated knowledge of Washington State or similar workplace safety laws and policies.
- Have experience in the supervision of the operations/maintenance of building systems to including: Plumbing/Mechanical, Electrical/Lighting, HVAC/Climate Systems, generators, elevators, and other various systems that support building operations.
- Have experience in monitoring, recording, collaborating, and implementing facilities compliance in areas including Labor & Industries Elevator program, Building Fire & Safety programs, National Pollutant Discharge Elimination Systems (NPDES), Building High Rise Inspections, Generator annual testing, and other various applicable compliance programs.
- Are experienced in planning, scheduling, utilizing, and coordinating of a variety of skilled, semi-skilled, and unskilled workers, supervisors, and support staff to maintain a commercial facility.
- Have the ability to solve complex internal and external customer service issues with tact and diplomacy.
- Are experienced in developing or implementing process and procedures used to develop standardized work.
- Have advanced ability in operating technology and software programs including a Computerized Maintenance Management Systems and Microsoft Office Suite.
- Are experienced in operating and capital budgets.
- Are highly skilled in communicating effectively both orally and in writing with employees, peers, supervisors, and customers.
- Have experience working with a diverse workforce.
MOST COMPETITIVE CANDIDATES WILL HAVE:- Knowledge of Government or Public Sector policies and procedures.
- High proficiency with Computerized Maintenance Management Systems.
- Industry related certifications, such as FMP, CFM.
- Supervisory experience in a unionized atmosphere.
Supplemental Information - This position has been designated by department leadership as a FIRST RESPONDER in the event of a proclaimed emergency. Meaning this position has a role in emergency response and is responsible for the protection and preservation of life, property, evidence, environment and/or restoration of order.
- The normal workweek is 40 hours, Monday-Friday and may vary dependent on staff schedules and operational needs.
- This position is on the Duty Manager rotation and is responsible for handling after-hours facility and/or building operational calls.
- This position is exempt from the provisions of the Fair Labor Standards Act and is not overtime eligible.
- Employees are paid on a bi-weekly schedule, every other Thursday, comprising a 40-hour workweek; schedule and work location are to be determined.
- Incumbents in this classification are represented by PROTEC17, Technical and Professional Employees, Local 17.
- Final appointment is contingent upon successfully passing a thorough federal and county background investigation.
