This position is contingent on funding Job Description:Primary PurposeReports to the Director, Building Maintenance and coordinates closely with Camus Housing Management. The Supervisor, Campus Housing in Building Maintenance is responsible for the day-to-day supervision of trades staff responsible for maintenance and repair of all campus housing building infrastructure, building envelope systems, and interior residential spaces across campus residence facilities.
The Supervisor coordinates maintenance work, assigns staff resources, and ensures that work is completed safely, efficiently, and in accordance with university standards and regulatory requirements. The role supports a high level of service responsiveness within occupied student residence environments, including coordination of maintenance activities to minimize disruption to residents and residence operations.
Key AccountabilitiesOperations Management- Coordinates daily maintenance activities related to building envelope systems, roofing, masonry, exterior cladding, glazing systems, doors, frames, hardware, interior finishes, millwork, furnishings, and residential living spaces.
- Assigns work tasks to trade staff and ensures appropriate tools, materials, and technical instructions are provided.
- Monitors work progress and ensure maintenance activities meet operational and quality standards.
- Responds to facility incidents such as water infiltration, damage within residential units, vandalism, or infrastructure failures.
- Coordinates maintenance activities with other Facilities teams and Campus Housing stakeholders to support integrated building operations and efficient service delivery.
- Supports timely response to in-suite and common area service requests to maintain safe, functional, and comfortable living environments for students.
Preventative Maintenance and Asset Management- Implements preventative maintenance programs designed to maintain the reliability and integrity of building infrastructure and envelope systems within campus housing facilities.
- Conducts inspections of buildings, residential units, and common spaces to identify required maintenance activities and potential infrastructure issues.
- Ensure preventative maintenance tasks are scheduled and completed to minimize disruption to residents and align with academic and occupancy cycles.
Maintenance Work and Project Coordination- Manages a high volume of maintenance work requests and coordinates building repair work and small renovation projects across residence facilities.
- Consults with requestors and Campus Housing Management to clarify scope of work and develop appropriate maintenance solutions.
- Assigns and coordinates work activities for trades staff to ensure efficient completion of maintenance tasks.
- Coordinates internal trades staff and external contractors when specialized work is required.
- Provides technical guidance and troubleshooting support related to building infrastructure and building envelope systems.
- Coordinates maintenance and repair work within occupied residence environments, ensuring appropriate communication, access, and minimal disruption to residents.
- Supports planning and coordination of seasonal or cyclical work, including student move-in and move-out periods, inspections, and room turnover activities.
- Monitors work progress and review completed work to ensure quality standards and operational requirements are met.
- Ensures work orders, documentation, and reporting requirements are completed in accordance with departmental procedures.
Staff Supervision- Provides direct supervision of trades staff including scheduling, work assignment, and coordination of daily maintenance activities.
- Monitors work performance and ensure effective use of staff resources.
- Provides day-to-day leadership, guidance, and technical support to staff.
- Supports recruitment, onboarding, training, and development of employees.
- Conducts performance discussions and provides coaching to support staff development.
- Addresses operational concerns, employee relations matters, and workplace issues in accordance with the CUPE collective agreement and University employment policies.
Health and Safety- Ensure all maintenance activities are performed safely and in compliance with health and safety legislation, University policies, and applicable regulatory requirements.
- Promotes safe work practices and ensures staff follow established safety procedures.
- Conducts workplace inspections and identifies hazards within residential environments.
- Participates in incident investigations and supports implementation of corrective actions.
- Facilitates regular safety meetings and supports required safety training for staff.
- Promotes a strong safety culture within the residence building maintenance team.
Other- Supports continuous improvement initiatives within building maintenance operations and the Facilities department.
- Supports service delivery improvements related to residence maintenance operations and student living environments.
- Performs other related duties as assigned.
Required QualificationsEducation- Certificate of Apprenticeship and Certificate of Qualification in a relevant building trade, or a college diploma in building systems, construction technology, facilities maintenance, or a related technical field, or an equivalent combination of education and experience.
- Additional training in facilities maintenance supervision, building systems, or construction management considered an asset.
Experience- 3-5 years of progressive experience in building maintenance, construction, or facilities.
- Demonstrated experience coordinating and supervising trades staff and maintenance activities.
- Experience supporting maintenance operations in residential, student housing, hospitality, or similar high-occupancy environments is considered an asset.
- Experience working in a unionized environment preferred.
Knowledge/Skills/Abilities- Knowledge of building construction methods, building envelope systems, and facilities maintenance practices.
- Ability to coordinate daily maintenance activities and supervise trades staff across multiple facilities or residential buildings.
- Strong organizational and problem-solving skills with the ability to assess maintenance issues and prioritize operational work in a high-demand service environment.
- Ability to respond effectively to urgent facility maintenance issues and in-suite service requests.
- Strong communication and interpersonal skills with the ability to work collaboratively with staff, campus stakeholders, and Residence teams.
- Knowledge of applicable safety standards, building codes, and facilities maintenance regulations.
- Experience using facilities maintenance systems or work-order tracking tools.
