Job Summary Performs supervisory, administrative, and general work functions associated with facilitating routine maintenance and construction work for all county facilities and buildings in support in one or more trade areas of carpentry, electrical, plumbing, HVAC, painting, mechanical, and concrete/masonry.
Essential Functions Oversees and coordinates the inspection, preventive maintenance, repair, replacement, retrofit, and installation of HVAC and mechanical systems throughout County facilities, including air-conditioning, refrigeration, boilers, chillers, dehumidification equipment, air-handling systems, pumps, and associated equipment.
Supervises and provides technical direction to HVAC technicians engaged in troubleshooting, maintenance, and repair of compressors, valves, heat pumps, motors, fans, ductwork, controls, and related mechanical systems.
Oversees HVAC preventive maintenance programs and schedules to promote equipment reliability, operational efficiency, and service life.
Monitors HVAC equipment performance and assists in identifying equipment requiring major repair, replacement, or capital improvement.
Coordinates HVAC contractors and vendors; reviews scopes of work, estimates, proposals, and completed work for compliance with County requirements.
Provides technical assistance with complex HVAC problems and emergency system failures and coordinates appropriate corrective action.
Oversees refrigerant recovery and handling activities and ensures applicable regulatory and safety requirements are followed.
Monitors building HVAC controls and energy-management systems and assists with troubleshooting and optimization of system operation.
Maintains appropriate records related to HVAC equipment, preventive maintenance, repairs, inspections, and replacement needs.
Minimum Qualifications High school diploma or GED required.
Six (6) years of related experience.
Fingerprinting required
LICENSES/CERTIFICATES
Must obtain and maintain a Journeyman's license from the local government in trade or equivalent within six (6) months from date of hire.
Supplemental information Salary offers above the minimum pay grade may be considered based on qualifications.
Essential Employees may be required to work during an undeclared or declared emergency. The County's Administrative Office will determine who will be required to work on an incident-by-incident basis.
