Full Job Description
Position Description:

This position is primarily responsible for supervising all on-site construction of single-family homes for a specific subdivision/s, including scheduling subcontractors, resolving day-to-day problems on the job site, and inspecting work during construction to ensure compliance with plans and specifications and may from time to time be assigned similar responsibilities for multi-family and commercial projects.

Essential Functions/Accountabilities:

o Manage the day-to-day compliance of the production schedule

o Manages, maintains and monitors the start, finalizing and closing of homes in a specific subdivision/s

o Supervises all phases of construction and all personnel as assigned

o Schedules construction activities for each home and monitors daily progress

o Communicates with subcontractors and manages their performance

o Reviews budgets and monitors construction costs

o Inspects homes on a regular basis to ensure specifications and quality standards are met

o Completes all required checklists; ensure correction of items found incomplete or unsatisfactory on respective checklists

o Schedule all city inspections required during construction from frame inspection through final inspections

o Follow through on all inspection items, ensure items are corrected and re-inspections are complete before proceeding to next stage of construction;

o Maintain production schedule of all homes and walk homes on a daily basis to ensure compliance to the production schedule

o Walk each home at specified periods to ensure required components and standards are met; compare paperwork provided by Sales and Design Center to the actual work performed to ensure home is being built exactly as sold

o Keep subcontractors on schedule to ensure tasks are completed in a timely manner; re-inspect subcontractor's work

o Work with Production Manager and internal Quality Control staff to uphold the highest quality standard from all subcontractors

o Develop and maintain excellent working relationships with all subcontractors maintain open lines of communication

o Provides improvement suggestions for existing departmental procedures or innovate with new ideas

o Ensure safe practices on job site

o Schedules final inspections prior to final walk-through

o Provides effective leadership to the staff to ensure that all goals and objectives are met in accordance with company policies and procedures

o Manages staffing, training and performance evaluations to develop and improve the production function

o Addresses disciplinary and/or performance problems according to company policy

o Maintains effective lines of communication and excellent working relationships with all company departments to ensure company goals and expectations are met;

o Provides improvement suggestions for existing departmental procedures or innovate with new ideas

o Ensures the overall cleanliness, appearance and safety of the subdivision/s

o Regular and consistent attendance

Supervisory Responsibility:

o This position assists the Production Manager with the management tasks of all employees of the department and will participate with the performance management and hiring of the employees within that department

Work Environment:

o This job mainly operates in the field with some exposure in the professional office environment. This role routinely uses a vehicle to transport between sites and is frequently on a construction job site with exposure to various environmental conditions. Environmental Conditions: Exposure to weather (hot, cold, wet, humid, or windy conditions), exposure to loud noise.

o While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands and fingers to handle or feel; and reach with hands and arms. The employee is frequently required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 30 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type/Expected Hours of Work:

o This is a full time at will position, and work hours are typically Monday through Friday 7:00 a.m. to 4:00 p.m. Occasional evening and weekend work may be required as department needs demand.

Travel:

o Travel is primarily local within the city of Fresno and Clovis, with some travel to Shaver Lake (Sunrock Community) and the Millerton Lake (Ventana Hills Community).

Additional Eligibility Qualifications

o AASA National Superintendent Certification preferred

Work Authorization:

o Must be eligible to work in the United States

Minimum Requirements:

o Bachelor's Degree in Construction Management or equivalent experience preferred

Pay Range: $75,000 - $100,000 per year
