Job Description

Overview:

The Sr. Investment Analyst (Canada) will support national capital deployment and investment decision-making by performing financial analysis and underwriting for new opportunities across the various Canadian divisions. This includes preparing Investment Committee memos and approval materials, tracking acquisition pipeline activity across Canada, monitoring external acquisition activity, preparing investor and co-investment materials, developing and refining underwriting models used consistently across Canadian regions, and preparing market analysis reports for the executive team summarizing macro-market trends.

Key Responsibilities:
  • Build and review project-level development proformas, DCF analyses, return metrics, scenario cases and sensitivity analysis for acquisitions, joint ventures, dispositions and strategic investment opportunities.
  • Coordinate with regional teams to gather pricing, costs, absorption, phasing, servicing, capital requirements and other operating assumptions.
  • Identify key risks, opportunities, value drivers, downside protections and implications for investment decisions.
  • Prepare Investment Committee memos, approval materials, recommendation packages and executive-level summaries for new opportunities and potential transactions.
  • Coordinate preliminary due diligence activities including planning, engineering, environmental, legal, servicing, market and financial reviews to identify key transaction risks and assumptions.
  • Support post-approval tracking of underwritten assumptions against evolving market, cost and execution conditions.
  • Prepare investor-facing materials to support capital deployment and co-investment activity across all Canadian Land & Housing lines of business. Specific tasks include the following:
  • Translate financial analysis and market findings into concise investment theses, risks, mitigants, decision points and recommendation language.
  • Prepare materials to attract investors and capital partners to co-invest with Brookfield, including opportunity summaries, market overviews, teasers, presentations and diligence support materials.
  • Maintain consistent templates and quality-control standards for investor materials across Canadian regions.
  • Track internal acquisition pipeline activity across Canada and monitor external acquisition activity in relevant markets. Specific tasks include the following:
  • Maintain national pipeline reporting for active pursuits, early-stage leads, strategic relationships, landowner discussions and partnership or disposition opportunities.
  • Monitor external acquisition activity, competitor activity, transaction evidence, land pricing, builder demand and capital market signals.
  • Prepare regular pipeline updates for senior management, including opportunity status, geography, scale, capital requirements, expected timing and key gating items.
  • Develop and refine models used consistently across the Canadian regions, focusing specifically on both land development and housing activities. Specific tasks include the following:
  • Create, refine and maintain underwriting models that support consistent investment analysis across Canadian regions while allowing flexibility for regional assumptions.
  • Improve model structure, assumption controls, sensitivity outputs, summary dashboards, audit checks and documentation.
  • Prepare market analysis and executive reports summarizing macro-economic market trends in Canadian markets, including population growth, employment conditions, migration, GDP trends, housing starts, affordability, supply conditions, policy changes and capital market trends.


What You'll Bring:
  • CPA, CFA, MBA or equivalent designation / experience preferred and 5+ years of progressively responsible experience in real estate investment analysis, corporate finance, development finance, valuations, FP&A, investment banking, private equity, or a related field.
  • Strong financial modelling capability, including project-level DCFs, development proformas, scenario analysis, sensitivity analysis, return metrics and summary dashboards.
  • Demonstrated ability to underwrite land, residential development, acquisitions, dispositions, joint ventures or similar investment opportunities.
  • Excellent written and verbal communication skills, including the ability to prepare concise, executive-ready Investment Committee memos and investor-facing materials.
  • Strong analytical judgement, attention to detail and ability to identify key risks, value drivers, assumptions and implications for investment decisions.
  • Advanced Excel and PowerPoint skills; experience with Power BI, Vena, LandDev, Argus, GIS / mapping tools or market data platforms is an asset.
  • Collaborative working style with ability to coordinate inputs across regional teams, finance, development, legal, tax, operations and external advisors.
  • Good understanding of residential land development and entitlement processes in the GTA, including planning approvals, servicing, and cost sharing arrangements.
  • Strong understanding of Canadian residential real estate markets, land development economics, capital markets and macro-economic indicators preferred.
