Job DescriptionJOB SCOPE:The Sr Dir, Planning and Development is responsible for owning the entire planning, entitlement, development, and construction processes on assigned projects in the portfolio.
JOB SUMMARY:The Sr Dir, Planning and Development will work with cross-functional teams (ie: Leasing, Asset Management, Construction), leveraging the company s vast experience and skill sets to deliver the highest and best use for each asset in the portfolio, integrating internal and external resources for the end-to-end, development and re-development from conceptual design, through project delivery, final punch list, and tenant coordination.
REPORTS TO:SVP Asset Management
JOB DUTIES/RESPONSIBILITIES:- Sources and identifies new business initiatives for development/redevelopment including repurposing or ground up development
- Develops strategic plan for outparcel development opportunities
- Incorporates market studies and analyses to document trends and support new business development opportunities
- Establishes relationships with city municipalities to facilitate successful entitlement approvals
- Works with 3rd party general contractors and internal teams to develop project proformas for investment decisions
- Reviews and clarifies project scope and deal structure
- Works with tenant s internal design and construction teams to negotiate landlord work letter and delivery requirements
- Confirms existing conditions of property with as-built drawings and/or current property conditions report (hiring 3rd party firm to further inspect may be necessary) to inform landlord s scope of work
- Determines whether local utility companies need to be involved up front to inform schedule
- Reviews preliminary budget with construction team to confirm scope, assumptions, and exclusions
- Develops project schedule with construction team as well as other consultants (zoning, utilities, traffic, architect, engineers, etc.) and confirms delivery dates and other lease provisions so that they are not at risk
Responsibilities/Skills/Experience Requirements- Works with asset management and municipal agencies to assess any impact to zoning based on proposed use or site alterations. Recommends engagement of zoning attorney as required
- Researches public incentive opportunities and political willingness
- Attends public meetings or hearings per zoning requirements
- Works closely with 3rd party construction team to mitigate any risks and track progress of landlord work
- Updates proformas, capital projections and/or other financial analyses as required
- Provides routine reporting to senior leadership including advising on potential unforeseen risks and develop value-add solutions
- Attend OAC meetings to ensure that the project is aligned with the previously approved vision, budget, and schedule
- Coordinate turnover of space to tenants upon completion of landlord work
- Reviews and approves project invoices, TI requests and loan draws as presented by the construction / accounting team for timely payments
- Assist in close-out of the project and any follow-up during the warranty phase
- Prepares monthly development project reports
JOB REQUIREMENTS:- Bachelors Degree
- Over 10 years of related experience
- Up to 25% travel
- 18 years of age or older
REQUIRED SKILLS:- 10-15 years of experience which includes a track record of successful development of retail projects
- Multi-market, end-to-end project management experience in Retail with depth in delivery aspects of ground-up development and redevelopment projects
- Experience across the full spectrum of development activities from underwriting, financing, and acquisition, to concept and design planning, to pre-development, pre-construction, construction completion, lease-up, and tenant coordination
- Demonstrated ability to work effectively and efficiently across multiple projects and markets, simultaneously, in a fast-paced environment to drive development/redevelopment project activities to successful completion
- Exceptional written and verbal communication skills
- Strength in managing multiple outside parties on multiple projects will be critical
- Strong technical acumen in design and construction delivery; exceptional project management skills; sensitivity of architectural excellence and enduring placemaking; clear decision-making and collaborative partnering
- Self-starter with excellent written, verbal, and analytical skills
- Strong strategic mind; demonstrable creativity, foresight, and self-awareness and judgment in anticipating and solving complex real estate development issues
- Results-driven with a demonstrated ability to plan, manage, and successfully execute a solid understanding of and the ability to identify the key levers that create value across the development and construction delivery process
- Ability to develop relationships based on trust, confidence, and respect with team members
- Ability to travel 20% domestically, or more as required
